Luxury L'Occitane amenities, real down comforters (please let us know should you have allergies and we will substitute down alternative), high thread count luxury linens, robes, and more are provided.

Restrictions

  • Minimum night stay requirements vary by home and time of year.
  • We have a strict noise ordinance that must be followed. No loud noises, music, or load vehicles are allowed between the hours of 10:00 pm and 7:00 am. Please note if these are followed you can be fined and asked to vacate the property.
  • No guests in excess of the maximum occupancy specified in the rental agreement shall occupy the property. Breach of this will result in immediate termination of the rental agreement with a forfeiture of the entire rental amount and or security deposit.
  • No unlawful activity or any other activity that constitutes a nuisance is permitted on the Premises. Approved Guests take full responsibility for all lost or broken items and any damages to the Property of any kind.
  • Premises will be delivered to Guests in a professionally cleaned condition. Should the Guest's use and activity require more than regular cleaning services, the Guest will be charged for associated excess costs.
  • If an unauthorized pet is discovered on the Premises, the Guest will be asked to leave without a refund as the Guest will be in breach of this Agreement. Emotional support animals are not permitted, in addition to fines we impose Utah statute provides for fines for misrepresenting pets and/or emotional support animals as service animals. Pets on premises shall incur a fine of $1000 plus costs of deep cleaning and any damages if applicable.
  • No smoking, vaping, e-cigarettes, or similar are allowed on the Premises.
  • Guest shall, on arrival, examine the Premises, all furniture, furnishings, appliances, fixtures, and landscaping, if any, and shall immediately report, in writing, if any are not in operating condition or are in disrepair. Reporting repairs does not give the Guest the right to cancel this Agreement or receive a refund of any payments made.
  • Management assumes no responsibility for lost, stolen, or abandoned items. Reasonable effort will be made to contact the Guest for return. There will be a $35.00 handling charge plus shipping costs for any found items returned at the Guest’s request. Management shall not be held liable for the condition of said items. Any items not claimed for longer than 30 days, may be donated or sold.
  • You may ship items using FedEx, UPS, or Amazon during the week prior to arrival and/or while you are in the home, however, we cannot guarantee delivery or security of the package. Please do not ship US Postal Service -- they do not deliver to many of our locations and you are likely to not receive your package if sent USPS. Please refer to the shipping instructions within your confirmation. We are not responsible for any lost, damaged, or delayed deliveries. Returning late deliveries after a guest has left will incur an additional fee, plus cost of shipping.
  • All of our rentals are in residential areas and may NOT be used for weddings, receptions, parties, or large gatherings. Commercial activities of all sorts are prohibited without advance approval in writing, including photography and videography for other than personal purposes. Any disruptive events could result in the eviction and forfeiture of the entire rental amount and security deposit. Subletting is prohibited
  • No illegal substances are allowed in the rental, and minors should not be in possession of alcohol.
  • No refund shall be given for number of devices, outages, content, or lack of content or personal preferences with regard to cable/internet/satellite service. Services are provided as a convenience only, and are not integral to this agreement.
  • Guest agrees that Air conditioning shall not be set below 72 degrees and heat shall not be set above 78, and that the fan setting shall be “Auto”. Doors and windows shall be closed when either heat or air conditioning is in operation.
  • Pool and spa: If so equipped, spa heating is included. Pool heating, unless solar equipped is an additional fee and must be paid for prior to use. Guest understands that there is no lifeguard on duty and that guest shall be responsible for safe use including but not limited to adult supervision of all children. Guest understands and agrees to be responsible and liable for pool and spa use.
  • We cannot be held responsible for circumstances beyond our control. This includes excessive noise from construction or public/private events, wildfire/smoke, weather-related interruptions, road closures, lack of snow, frozen pipes, interruption of services and utilities, or unexpected appliance breakdown.
  • Properties that are listed as Ski-in/Ski-out, Ski Access, Walk to ski, and the ski accessible homes are subject to weather and we cannot be held responsible for weather/snow conditions that make these homes ski-accessible.
