Ski-in/ski-out access to Monitor Bowl sits on five private acres within The Colony at White Pine Canyon with direct trail access to the Flatiron Lift and Quicksilver Gondola. You're minutes from Park City Mountain Resort and 10 minutes from downtown Main Street.

Six bedrooms, seven bathrooms, sleeps up to 16 includes a primary suite with private office, teak soaking tub, and smart shower, plus a detached guest house with eight queen bunks and en-suite baths throughout. This layout is built for groups and multi-family stays.

60-foot heated indoor-outdoor pool opens seamlessly to covered outdoor living spaces with radiant heating and a built-in stainless steel hot tub. Terraced dining and entertainment areas with infrared heaters extend the season for outdoor use.

We came to Park City on a trip with three other families and stayed here and it was absolutely completely next-level. The house is stunning, but it’s also super functional for a group. There was plenty of space for the teens to have their own hangout zones and for the adults to relax without feeling on top of each other. Having Grandma with us was a treat too and she loved the quiet reading areas and spa-like bathrooms. She had everything she needed on the ground floor so that made things really nice for her too. The pool was a huge hit with everyone and the views made every morning feel like a postcard. Property management made the whole trip effortless, from ski rentals to grocery delivery. It truly felt like staying in our own private resort.

Property is for approved guests only. Exceeding maximum occupancy: $500 per unauthorized guest, per night, plus possible eviction, forfeiture of rent/security deposit, and additional charges.
Guest is responsible for all visitors and compliance with laws, posted rules, and HOA/community regulations. Multiple guests are jointly and individually responsible for all obligations.
Residential vacation use only. Commercial activity, nuisance, waste, unlawful activity, or interference with neighbors is prohibited.
Authorized representatives may enter for emergencies, maintenance, repairs, services, or compliance checks. At least 24 hours’ notice applies to applicable showings/inspections.

Events & Noise

Quiet Hours: No loud music, noise, or vehicle noise between 10:00 PM–7:00 AM. Violations may result in fines, eviction, and forfeiture of rent/security deposit.

Prohibited Activities

Pets: Prohibited unless pre-authorized with a signed pet addendum. Unauthorized pets: $2,500 + cleaning/damage costs, eviction, and forfeiture of rent. Service animals may be accommodated upon written request; guests remain responsible for resulting damage/cleaning. Emotional support animals are permitted only at pet-friendly properties.
Smoking: Prohibited anywhere on the premises. Violation: $2,500 + remediation/damage costs, possible costs from resulting cancellations, eviction, and forfeiture of rent/security deposit.
Illegal Substances: Illegal substances, illicit drug activity, contraband, and alcohol possession by minors are prohibited. Violations may result in eviction and forfeiture of rent/security deposit.
Fireworks: Prohibited. Guest is responsible for all resulting damage.

Equipment & Amenities

HVAC _(if equipped)_: A/C may not be set below 72°F; heat may not exceed 78°F. Set fans to Auto and keep doors/windows closed while HVAC is operating.
Pool & Spa _(if equipped)_: Use at your own risk; areas may be unfenced and no lifeguard is provided. Diving is prohibited. Guests are responsible for damage caused by misuse or negligence.
Internet & TV: Internet, TV, cable, and satellite are convenience amenities only.
Parking: No street parking year-round. Guests are responsible for tickets, towing, damage, or other costs from parking violations.
Equipment & Reporting: Properly use all furnishings, appliances, landscaping, fixtures, and systems. Report damage, disrepair, or malfunctions promptly; guests are responsible for damage caused by misuse, negligence, or delayed reporting.
System Failures: System, equipment, HVAC, pool/spa, appliance, or utility failures do not qualify for refunds or cancellation. Reasonable access must be provided for repairs.
Starter Amenities: A starter supply of basic household and toiletry items is provided; additional supplies are the guest’s responsibility.

Checkout & Care

Cleaning: Mandatory cleaning fee is nonrefundable. Excessive cleaning may incur additional charges.
Checkout: Vacate on time, remove all people and belongings, clear parking/storage areas, and leave the property in its original condition, excluding ordinary wear.
Keys & Access Devices: Return all keys, garage openers, and other access devices at checkout.

If the property becomes unavailable for reasons beyond control, a comparable property may be offered with guest approval. If no acceptable substitute is available, payments will be refunded in full.
No liability or refunds for circumstances beyond reasonable control, including weather, natural disasters, pandemics, pests, wildfire/smoke, road closures, service/utility interruptions, events, travel disruptions, facility closures, or government restrictions.
Snow conditions and ski-in/ski-out, ski-run, or walk-to-ski access are not guaranteed and do not qualify for refunds.
Nearby construction may occur and is subject to local/community regulations.
Guest is responsible for lost, stolen, or abandoned belongings. Returns incur shipping costs + $25 handling fee. Items unclaimed after 30 days may be donated or sold.
Packages:
Pre-arrival storage: $10 per package. Approved labeling is required. Lost, damaged, delayed, perishable, or time-sensitive deliveries are not guaranteed. Packages received after departure incur return shipping + $25 handling fee.
Guest belongings and vehicles are not insured by the property. Guests assume responsibility for personal loss, damage, or injury as provided by the rental agreement.
