KEY Curation Notes

Close to both the slopes and Main Street—just two minutes' walk from Park City Mountain Lodge and ten minutes from Main Street- this condo places you steps from world-class skiing and downtown dining and nightlife. The free town transit center nearby makes a second car unnecessary.

Kitchen built for groups—the fully equipped kitchen features brand-new KitchenAid appliances, wine fridge, Keurig, blender, and complete cooking setup. The dining area seats six comfortably, and the open layout naturally flows for larger groups spread through the main floor.

Entertainment and fireplace warmth—five Smart TVs with cable and a Sonos sound system in the living room provide ample options for downtime. Two wood-burning fireplaces—one in the living room and one in the master bedroom—add ambiance and coziness to evenings after skiing.

Four bedrooms sleep ten with modern ensuite bathrooms—the primary suite offers a king bed with fireplace and private en-suite bath, while two queen bedrooms upstairs feature en-suites and a main-floor bedroom has two full beds. The 2.5 bathrooms include a spa shower and double-sink vanity for convenient morning routines.

One parking spot and seasonal hot tub—one covered parking spot with 6'5" clearance accommodates sedans and compact vehicles, and the free Main Street shuttle provides parking-free access to town and slopes. If year-round soaking is part of your mountain routine, the shared hot tub runs October through May only.

Or grab your skis and hit the slopes at Park City Mountain Resort. A quick 2-minute walk will take you to Park City Mountain Lodge. A 10-minute walk will bring you to the Park City Town Lift, which connects to the Bonanza chairlift at Park City Mountain Resort, putting world-class ski slopes just steps from your front door. Don't forget to check out the Park City Alpine Slide for a one-of-a-kind experience. In the summer months, explore one of several beautiful hiking trails, all less than a five-minute drive away. Popular options include Armstrong Trail, Silver Spur, and Dawn’s Trail. - With its prime location, this property within walking distance of Main Street, Old Town, and the Park City Town Lift for direct access to the slopes. There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the property unless used for amenities outside the property such as shared hot tub and pool areas. Please return the linens in the Property after use.

Restrictions

Guests & Occupancy

Only registered guests may stay; exceeding occupancy results in eviction without refund (infants under 2 excluded). Additional per-guest fees may apply if group size increases after booking.
Guest is responsible for themselves, their party, and any visitors at all times. Children must be supervised, and an adult must be present when minors (under 16) use the property or amenities (if equipped).
Unregistered individuals are not permitted to stay and remain the sole responsibility of the booking guest.
No subletting or assignment of the rental is permitted.

Events & Noise

Excessive noise or disruptive behavior may result in eviction without refund.
Rowdy or disruptive conduct is not permitted; guests must behave responsibly and avoid causing damage.

Prohibited Activities

Smoking/Vaping: Strictly prohibited indoors; $500 fee applies if violated.
Pets: Not allowed; $500 fee and eviction if violated.
Emotional Support Animals: Require prior approval; unauthorized ESAs incur a $500 fee and eviction.

Equipment & Amenities

Appliances & Systems: Use all appliances and systems only for their intended purpose; guest is responsible for proper use and any resulting damage.
Septic System: Only toilet paper may be flushed. Improper use (e.g., feminine products) resulting in damage will be charged.
Linens & Towels: Must remain at the property unless used for shared amenities (if applicable); must be returned after use.
Parking: Lost parking passes/permits may incur fees up to $400 per pass/permit.

Checkout & Care

Guests must keep the property, furnishings, and contents in good condition throughout the stay.
