Conveniently located within a 5-minute walk to the local hockey rink and event center and a 10-minute drive to Kimball Junction, Historic Main Street, and Park City Mountain Resort, Black Rock Ridge offers a serene escape from the hustle and bustle, providing easy access.
Parking information
- Parking is a breeze, with space for two cars in the driveway. While the garage and street parking are unavailable, a few community spaces are available on a first-come, first-served basis. - The Rental Property may be subject to parking rules, regulations, or policies as adopted and/or enforced by local government agencies or the homeowner’s association (if any). - The Guest is expected to be aware of and fully comply with such parking rules, regulations, or policies. Most rental properties do not permit RV, boat, or trailer parking.
Getting to the property
- Car recommended. - Explore the area effortlessly with the newly added free bus routes, just a 3-minute drive to Richardson Flat parking. Hop on the Silver, Brown, or Grey routes to reach Park City and Deer Valley Ski Resorts and Old Town from 5:30 am to 11:05 pm daily. Plan your route conveniently with the “MyStop” app by High Valley Transit.

This is a very nice unit in a quiet neighborhood. It was incredibly well equipped and great if travelling with a dog. The deck and hot tub were very enjoyable, and the garage entry made it easy to unpack and pack.

Things you need to know
Long-term stays allowed. Monthly stays permitted.
One-time linen and towel setup is included. All beds will be made with fresh linens, and bath towels will be provided, at least one per guest. If you would like hot tub or pool towels, we recommend bringing those with you.
The home will be equipped with basic necessities, including a few small items to get you started: conditioning shampoo, lotion, soap, paper towels, toilet paper, laundry detergent, dishwashing liquid, dishwasher pods, a dish sponge, and kitchen trash bags.
All additional sundry supplies are the responsibility of the rental guest. Other incidental sundries may be available at the Property but are not promised or guaranteed. Supplies are not replenished during the stay. If there is something specific that you require, please make sure to bring it with you.
Restrictions
Guests & Occupancy
- The Primary Guest must be at least 25 years old, provide valid government-issued photo identification if requested, and remain at the property during the stay.
- Advertised maximum occupancy must be strictly observed.
- Additional visitors require written approval requested at least 3 days before check-in. Approved visitors may not remain after 10:00 pm. No response to a request constitutes denial.
- The Primary Guest is responsible for ensuring all guests and visitors understand and comply with the rental rules and is responsible for damage, fines, violations, or other costs caused by members of the group.
- Property use is limited to registered family groups and lodging purposes only. The reservation may not be assigned or sublet, and occupancy is permitted only for the dates stated in the reservation.
- Reservations obtained using false information may be canceled, denied check-in, or terminated without refund.
Events & Noise
- Parties & Gatherings: Parties and gatherings beyond the registered number of guests are prohibited unless specifically approved in writing.
- Quiet Hours: Quiet hours are 10:00 pm–8:00 am, or as otherwise required by applicable community rules. Guests must comply with local noise ordinances, avoid nuisance behavior, respect neighbors, and keep noise low after dark.
- Noise Violations: A visit required to address excessive noise will result in a minimum $100 charge. A repeat complaint or involvement by police, city representatives, or code enforcement will result in an additional $1,500 enforcement fee and may result in immediate eviction without refund.
Prohibited Activities
- Pets: Pets are prohibited unless approved in advance and in writing. Approved dogs require a signed pet agreement and are limited to 2 dogs.
- Nightly pet fee: $25 per night, per pet, with a $100 minimum and $350 maximum.
- Monthly fee: $450 for the first dog and $200 for the second dog per month.
- Pet cleaning fee: $50 per stay for 2BR or smaller; $100 per stay for 3BR or larger.
- Unapproved pets may result in eviction, forfeiture of payments, additional cleaning costs, and a minimum $500 fine plus actual costs.
- Pet Rules: Approved pets must be housebroken, crated when unattended, kept off furniture and beds, and kept leashed and supervised outside unless in a private fenced yard. Waste must be removed immediately. Guests are responsible for all pet-related damage, odors, stains, injuries, and replacement costs. Repeated rule violations may require permanent removal of the pet.
- Service Animals: Service animals must be reported in advance and may require completion of a stay-guideline addendum.
- Smoking & Vaping: Smoking, e-cigarettes, and vaping are prohibited inside or within 25 feet of the property and must comply with common-area restrictions.
- Illegal Activity: Illegal activity and violations of applicable laws, ordinances, or community rules are prohibited.
- Fireworks & Hazardous Materials: Fireworks and hazardous materials are prohibited.
- Restricted Conduct: Guests must comply with all posted or communicated property and community rules.
Equipment & Amenities
- Winter Conditions: Mountain and winter conditions may include snow, ice, slippery walkways, driveways, stairs, and roads. Guests must arrive with transportation suitable for prevailing weather and road conditions and use caution on indoor and outdoor surfaces.
- Thermostat: At departure, the thermostat must be set to Heat at 65°F to help prevent frozen pipes. Guests may be responsible for actual repair costs resulting from failure to follow this requirement.
- Hot Tub _(if equipped)_: Children under 12 must have direct adult supervision. Guests must shower before use, avoid pressing multiple function buttons at once, keep the cover on and safety cable locked when not in use, and never stand or climb on the cover. Water requiring draining/refilling due to excessive oils or lotions may incur a $100 fee. Service required due to user error is $25, or $50 after hours.
- Pools, Spas & Other Special Amenities _(if equipped)_: Guests must follow posted rules regarding hours, noise, occupancy, food, glass containers, and other restrictions. Access may be revoked for violations. Availability and uninterrupted operation are not guaranteed.
- BBQ / Fireplace / Fire Pit / Patio Heater _(if equipped)_: Burners and gas or propane must be turned off when not in use. Propane may be provided as a courtesy but supply levels are not guaranteed. Guests are responsible for fire or smoke damage caused during use.
- Bicycles _(if equipped)_: Riders must use a helmet, follow traffic laws, operate safely for road and weather conditions, and ride only during daylight hours. Bicycles may not have lights for nighttime riding.
- Clubhouse _(if equipped)_: Guests must comply with all posted clubhouse rules and are responsible for damage caused by their group. The clubhouse may use video surveillance.
- Parking: Guests must comply with local and community parking restrictions and occupancy limits. Trailers and recreational vehicles require prior written approval. Guests are responsible for towing charges, fines, damage, or other costs resulting from improper parking.
- Locked Areas: Owner closets and other designated private or excluded spaces are not included in the rental and may not be entered, even if found unlocked.
- Maintenance Reporting: Cleanliness, damage, or maintenance concerns must be reported in writing with photographic evidence within 4 hours of arrival, or immediately when later discovered. Reporting an issue authorizes access for inspection or repair.
- Access for Service: Authorized personnel may enter when reasonably necessary for emergencies, inspections, repairs, maintenance, safety issues, required services, property showings, or suspected rule violations. Advance notice may be provided when practical but is not guaranteed.
- Non-Essential Amenities: No refunds are provided for malfunctions or interruptions affecting non-essential amenities such as Wi-Fi, cable/streaming services, pools, hot tubs, or kitchen appliances.
Checkout & Care
- Check-In / Checkout: Check-in is 4:00 pm and checkout is 10:00 am MT. Early entry requires advance permission and may incur a fee. Late checkout without written approval is prohibited and will be charged at $100 per hour or portion of an hour, plus any additional resulting costs.
- Early Departure: Guests leaving before their scheduled departure date should provide notice. Early departure does not entitle the guest to a refund.
- Dishes & Food: Place dirty dishes in the dishwasher and start it. Remove and dispose of food from refrigerators and cabinets. Unopened, sealed, non-perishable items may be left behind at the guest's discretion.
- Trash: Place all trash and debris in designated receptacles and do not leave trash throughout the property. Excessive trash removal may be charged to the guest.
- Linens: Leave used beds unmade. Place used towels and washcloths on the bathroom floor or in the tub/shower.
- Furniture: Furniture must remain in its original location.
- Doors & Windows: Close and lock all doors and windows before departure.
- Keys & Remotes _(if equipped)_: Return garage remotes, clubhouse key cards, and other provided access items to their designated locations before departure. A missing clubhouse key card will incur a $200 replacement fee.
- Personal Items & Decorations: Remove all personal belongings and holiday/party decorations before checkout. Christmas trees and other decorations left behind may incur a $50–$200 disposal fee. Other belongings left behind may be moved to storage at the guest's risk and may incur a $500 service fee.
- Property Condition: Leave the property and its contents in the same condition received, excluding normal wear and tear. No items may be missing or damaged.
Liability & Disclaimers
- No responsibility is assumed for lost, stolen, damaged, or forgotten personal property. Lost items reported within 14 days of departure may be returned when located for a $25 handling fee plus shipping. Unclaimed items may be donated.
- Guests remain responsible for intentional damage, gross negligence, theft, unauthorized pets, smoking, excessive cleaning or trash, unauthorized access to restricted areas, occupancy or parking violations, and other costs excluded from damage protection.
- Pools, Hot Tubs, Bicycles & Amenities _(if equipped)_: Use of pools, spas, hot tubs, bicycles, fireplaces, grills, appliances, and other amenities involves inherent risks, including serious injury or death. Guests and visitors use these amenities at their own risk, and minors must be properly supervised.
- No refunds are provided due to storms, snow, ice, road conditions, shortened stays, or similar weather-related circumstances.
- No responsibility is assumed for utility interruptions caused by weather or third-party providers, or repair delays caused by parts availability or outside service providers.
- Pests & Wildlife: The property may be located in a mountain environment where native wildlife, insects, or rodents may occasionally be present. Such encounters do not qualify for refunds when routine pest-control measures are maintained.
- Refunds are not provided for normal wear and tear or minor cosmetic imperfections that do not materially affect the intended function of the property or present a documented health or safety risk.
- Mold, Mildew & Contamination: Guests are responsible for contamination caused by their actions or negligence and may be liable for resulting damage, claims, expenses, and remediation costs.
