Guests & Occupancy

• Only the number of registered guests listed on the reservation or the home's stated maximum occupancy (whichever is lower) may stay overnight. Additional guests require prior approval.
• All guests must provide required identification and travel information before arrival. Failure to provide this information by the required deadline may result in cancellation without refund.
• The primary guest is responsible for the conduct, safety, damages, and compliance of all members of the party and any approved visitors.
• The home may only be used as a private vacation residence. Commercial use, subletting, or transferring occupancy without written approval is prohibited.
• Changes to the guest list require prior approval. Exceeding approved occupancy or hosting unapproved overnight guests may result in additional charges, eviction without refund, or termination of the reservation.
• Approved visitors must leave by 12:00 AM unless they are registered overnight guests.

Events & Noise

• Parties, weddings, large gatherings, or commercial events are prohibited unless approved in writing in advance. Additional event fees may apply where permitted.
• Entertaining guests beyond the maximum occupancy requires prior written approval and may incur additional charges.
• Excessive noise, nuisance behavior, or disturbing neighboring properties is prohibited. Failure to reduce noise when requested may result in immediate eviction without refund.

Prohibited Activities

• Pets: Pets are not permitted unless specifically approved in advance.
• Smoking/Vaping: Smoking inside the home is prohibited and may result in immediate eviction without refund.
• Illegal Substances: Illegal substances are strictly prohibited.
• Fireworks & Hazardous Materials: Fireworks, explosives, flammable liquids, and other hazardous materials are prohibited.
• Unsafe or Disorderly Conduct: Intoxication, violent or abusive behavior, police intervention, safety threats, or intentional property damage may result in immediate eviction without refund.
• Restricted Products: Sunscreens containing P20 are prohibited due to permanent linen damage. Charges may apply for damaged linens.

Equipment & Amenities

• Locked Areas: Bedrooms or areas not included in the reservation will remain locked and unavailable for guest use.
• Pool Safety _(if equipped)_: Glass and ceramic items are not permitted in or around the pool. Breaking glass in the pool will result in a USD $1,500 cleaning charge.
• Security Devices: Guests are responsible for properly securing the home using locks, alarms, and other provided security systems.
• Keys & Access Devices: Lost or damaged keys incur a minimum USD $50 replacement fee, remotes USD $100, and membership cards up to USD $50 each.
• Staff _(if provided)_: Villa staff schedules, overtime, outside service providers, and additional staffing requests require prior approval and may incur additional charges.

Checkout & Care

• Property Care: Guests must leave the home, furnishings, and contents in good condition and promptly report any damage or missing items.
• Damage Responsibility: Guests are responsible for repair or replacement costs for damages, negligence, missing items, or excessive cleaning beyond normal wear and tear.
• Lost or Broken Items: Report all breakages or damaged items before departure to allow assessment and reconciliation.
• Checkout Time: Checkout is by 12:00 PM unless a late checkout has been approved in advance.
• Late Checkout: Approved late departures may incur additional charges. Unauthorized overstays may be charged up to an additional night's rental and related expenses.

Liability & Disclaimers

• Not liable for lost, stolen, or forgotten items. Guests are responsible for all personal belongings, valuables, vehicles, and cash.
• Guests are responsible for supervising children and vulnerable individuals around pools and hot tubs. Use is at guests' own risk.
• No refunds or compensation will be provided for cancellations, interruptions, or travel impacts caused by events beyond reasonable control, including severe weather, natural disasters, government actions, utility outages, or similar events.
• If the property becomes unavailable, comparable accommodations may be offered when possible. If declined, refunds are limited to amounts paid as outlined in the rental agreement.
• Reservations may be cancelled if the property is sold or otherwise becomes unavailable. Refunds are limited to payments already received, as applicable.
• Authorized representatives may enter the property with reasonable notice for maintenance, inspections, emergencies, or if house rules are believed to have been violated.
• Providing false, incomplete, or misleading guest information may result in cancellation or refusal of entry.
• Changes to reservation dates, occupancy, bedroom configuration, or transferring a reservation to another guest require prior approval and may be subject to additional conditions or fees.
