KEY Curation Notes

Filtered lake views from a hillside perch, not a lakefront address. The panoramic views of Lake Tahoe and the Sierra Nevada from the decks and main living area are a genuine feature of this home — but the lake is a short drive away, not out the back door. Worth setting expectations correctly.
Four fireplaces across two levels. One wood-burning, three gas — there's a fireplace in the great room, the kitchen/dining area, the main-floor king bedroom, and the lower family room. In winter this home is built for cocooning.
Two full floors of living, each with its own gathering space. The main level has the great room, kitchen, and dining area; the lower level has an expansive family room with a sectional, TV, and board games, plus covered balcony access. Good separation for groups that want to split up in the evenings.
The primary suite is a standout. King bed, soaking tub, walk-in shower, walk-in closet, and a covered balcony with lake and mountain views — the lower-level suite functions as a genuine retreat within the home.
No AC and no hot tub. Both are worth noting at this price point. AC is rare in Tahoe, so that's market-standard, but there's no hot tub to compensate after ski or hiking days the way many comparable North Shore properties offer.

Neighborhood: Kings Beach - Just west of Kings Beach and running right along the lake, Tahoe Vista is a favorite of outdoor enthusiasts. For lake lovers, kayaking from one of several hidden beaches, or a motorized excursion from the new Tahoe Vista Recreation Area boat launch facility are two Tahoe Vista treats. For landlubbers, the nearby regional park sports year-round trailhead for mountain biking, snowshoeing, and cross country skiing, a disc golf course, nature trails, and sweet swing sets. - In the winter, you are less than fifteen minutes from Northstar California. There, enjoy access to almost 100 trails and over 3,000 skiable acres, impeccable grooming, incredible tree skiing, and enough variety to challenge every level of skier. Take advantage of world-class terrain parks, cross country skiing, a youth Adventure Park and a 9000 square foot ice rink surrounded by fire pits and a rink sidebar.

Guests & Occupancy

  • The primary renter must be at least 25 years old. Identification is required for all reservations. This requirement does not apply to stays exceeding 30 days.
  • The legal signatory on the Vacation Rental Agreement must occupy the property during the reservation dates and is responsible for all guests staying at the property.
  • The property is intended for registered guests only. Tahoe Getaways reserves the right to refuse service to anyone not meeting rental requirements.

Prohibited Activities

  • Pets: No pets are permitted without prior approval. Approved homes may allow up to two adult dogs (18 months or older) with authorization and a fee of $35/night per dog. Cats and all other pets are prohibited. Damage caused by dogs is not covered under the Damage Waiver and remains the guest’s responsibility. Service animals assisting individuals with disabilities are permitted as required by law.
  • Illegal Substances: Guests must comply with all applicable local laws and regulations.

Equipment & Amenities

Checkout & Care

  • All property damage must be reported to management before checkout. Failure to report damage may void Damage Waiver benefits.
  • Separate recycling from trash, flatten cardboard boxes, and securely tie all trash bags. Excess recycling and cardboard may be stored in the garage if bear boxes are full. Guests should contact management if additional trash removal is needed.
  • Excessive trash may result in a charge of $20 per 40-gallon bag.

Liability & Disclaimers

  • A Damage Waiver may be included in the reservation and provides coverage for accidental guest-caused damage up to $3,000, provided damage is reported before checkout. Damage caused by dogs or vehicles is excluded.
  • Guests are responsible for all damage beyond Damage Waiver coverage, including repair and replacement costs exceeding $3,000. Charges may be applied to the card on file.
  • Guests who decline the Damage Waiver may be required to provide a refundable security deposit. Deposit amounts vary by property and are returned within 21 days of departure if no damage or loss occurs.
