Neighborhood: Diamond Head - The Diamond Head neighborhood is known for its quiet, upscale residential feel and strong beach community lifestyle. Local beaches, Diamond Head surf breaks, scenic lookouts, and coastal walking routes are within walking distance. Waikiki is approximately a five-minute drive, while Kahala Mall and the Kahala Hotel & Resort are just three minutes away, offering a wide array of dining, shopping, and leisure options.
Parking information
Parking is available for two vehicles on the driveway in front of the garage. The garage itself is not accessible to guests. Please note that from the entry gate at the driveway, the main house and guest cottages are accessed via a steep stairway.

90% Refund: Receive a 90% refund when you cancel your reservation at least 45 days before check-in.
50% Refund: Receive a 50% refund when you cancel your reservation at least 30 days before check-in.
No Refund: Reservations canceled 44 days or less before check-in are not eligible for a refund.

Restrictions
Guests & Occupancy
- Primary Guest must be the cardholder placing the reservation.
- The person placing the reservation is the Guest of record and is fully responsible for all invitees, payments, damages, and policy compliance. All communication will be with the Guest only.
- Occupancy is limited to no more than two (2) guests per bedroom, unless otherwise stated. Some homes have tiered pricing based on guest count—occupancy may not exceed the number booked.
- Additional or unapproved guests require written approval and may incur extra nightly fees.
- Vacation use only. No subletting, commercial use, business activity, or illegal use permitted. Guest must personally occupy the home for the entire stay.
- For stays of 21–30 days or longer, a utility fee or utility deposit will be charged.
- For 30-day rentals, the property is made exclusively available to the renter for the full rental period. Rates are based on a 30-day term. Please inquire for details.
Events & Noise
- Parties, weddings, events, or gatherings exceeding maximum occupancy are strictly prohibited unless pre-approved in writing.
- Homes follow a Good Neighbor Policy. Excessive noise is not permitted indoors or outdoors, including pools, patios, and lanais.
Prohibited Activities
- Pets are not permitted unless explicitly authorized in writing. Unauthorized pets may result in additional fees, damage charges, or eviction.
- No smoking or vaping of any substance anywhere on the property, including balconies and lanais. Violations result in cleaning, deodorizing, damage costs, and potential lost revenue charges.
- Illegal or unlawful activity is strictly prohibited and grounds for eviction.
- Fireworks are not permitted.
Equipment & Amenities
- Pools & Spas _(if equipped)_: Use is at Guest’s own risk. Children must be supervised at all times. No glass near pools/spas. Community pool rules and hours must be followed. Pool fences are optional, not automatic, must be requested in advance, and incur additional fees.
- Hot Tubs _(if equipped)_: Turn off heat when not in use. Damage or excessive utility use may be charged to Guest.
- Utilities & HVAC: Excessive utility usage may incur additional charges plus a 4.5% processing fee. Turn off AC when away and keep doors/windows closed.
- Internet, TV & Appliances: Service interruptions may occur. No refunds for outages or equipment failure.
- Equipment Reporting: Report maintenance issues immediately. If a service call determines misuse or normal operation, Guest is responsible for service fees.
- Follow posted parking rules. Locked or owner-designated areas are off-limits.
Checkout & Care
- Leave the home in tidy condition, similar to arrival. Major cleaning is included, but excessive cleaning is billed at $45+/hour/cleaner.
- All damage, missing items, excessive cleaning, fines, or service calls caused by Guest or invitees will be charged to the card on file.
- Late checkout without approval may incur hourly fees, and stays past 4:00 PM may be charged a full night’s rate.
Liability & Disclaimers
- Not liable for injuries or accidents.
- Not responsible for lost, stolen, or misplaced personal items.
- No refunds for mechanical, electrical, internet, water, power, or appliance failures. Compensation may be considered only if outages exceed 24 hours.
- No refunds for weather, power outages, road conditions, construction noise, pests, or acts of nature. Travel insurance is strongly recommended.
- Nearby construction, property sale showings, or amenity limitations do not qualify for refunds.
