Guests & Occupancy

• Guests consuming provided alcoholic beverages must be at least 21 years old.
• Maximum occupancy is property-specific and strictly enforced. Only individuals confirmed on the reservation may stay overnight.
• The primary guest is responsible for ensuring all occupants, visitors, and invitees, including minors, are appropriately supervised, informed of applicable rules, and comply with reservation terms, property rules, laws, ordinances, and HOA requirements.
• The property is for temporary/transient occupancy only and may not be used as a permanent residence or household.
• Violations may result in fines, additional charges, recovery of applicable third-party or HOA penalties, and/or immediate eviction.

Events & Noise

• Disruptive behavior and excessive noise are strictly prohibited and may result in immediate eviction without refund.

Prohibited Activities

• Pets: Pets are prohibited unless specifically authorized. An unauthorized pet or evidence of one is subject to a minimum $3,500 cleaning fee, plus resulting damage costs.
• Smoking: Smoking in or around the property is strictly prohibited.
• Weapons: Firearms and other weapons are prohibited in and around the property.
• Unauthorized Repairs or Alterations: Guests may not perform repairs, modifications, or alterations without prior written authorization.

Equipment & Amenities

• Winter Driving: All-wheel drive or four-wheel drive is highly recommended due to possible snow, ice, road, and driveway conditions.
• Parking: Parking is limited to the property's designated maximum number of spaces. Vehicles must remain in designated parking areas unless otherwise authorized in writing. Improperly parked vehicles may be towed at the guest's expense.
• Hot Tub _(if equipped)_: A $200 fee applies if guest use or misuse requires the hot tub to be drained and refilled.
• Utilities & Service Interruptions: Power, internet, water, and similar services may occasionally be interrupted. Guests must promptly report outages. No refunds or compensation are provided for interruptions beyond reasonable control.
• Equipment & Property Issues: Guests must promptly report damage, defects, malfunctions, cleanliness concerns, safety hazards, or maintenance issues and take reasonable steps to prevent further damage.

Checkout & Care

• Check-In: Check-in is 4:00 PM Mountain Standard Time. Access before this time requires prior written authorization, and access codes may remain inactive until the approved check-in time.
• Early Check-In: Early check-in is subject to availability and prior written authorization. Entering before housekeeping is complete may result in incomplete cleaning and sanitation.
• Check-Out: Check-out is 10:00 AM Mountain Standard Time unless otherwise authorized in writing.
• Late Check-Out: Requests must be submitted at least 48 hours before departure and are subject to availability. Same-day requests are not accommodated. Unauthorized occupancy after the approved departure time is subject to a minimum charge of $200 per hour, up to a full nightly rate.
• Keys & Garage Openers: A $250 fee applies for each key or garage door opener not returned.
• Property Care & Damage: Guests are responsible for damage beyond normal wear and tear caused by themselves or their visitors, including stains, missing or broken items, floods or leaks, fire or smoke damage, damaged furnishings or electronics, and missing or stained linens. Excessive cleaning caused by misuse or negligence may also be charged.
• Damage Reporting: Pre-existing damage, normal wear, and other property concerns must be promptly reported. Normal wear and tear should be reported within 72 hours of check-in to avoid potential responsibility for subsequently identified damage.

Liability & Disclaimers

• Property details, amenities, features, availability, and conditions are subject to change. Photos are representative, actual conditions may vary, and errors or omissions may be corrected without prior notice.
• If a property becomes unavailable due to maintenance, casualty, sale, owner-use conflicts, booking conflicts, habitability issues, or circumstances outside reasonable control, the reservation may be transferred to a similar available property, refunded, or canceled.
• Authorized personnel may enter when reasonably necessary for inspection or enforcement of applicable rules. The property may also be shown to prospective buyers with at least 24 hours' advance notice.
• Construction or maintenance may occur on or near the property. No refunds or compensation are provided for resulting noise or disturbances.
• Guests acknowledge and assume the risks associated with the property, its amenities, and surrounding areas, including snow, ice, water, mud, slippery or uneven surfaces, wildlife, weather, road and driveway conditions, falling objects, stairs, decks, balconies, railings, fireplaces, grills, appliances, equipment, bunk beds _(if equipped)_, and hot tubs _(if equipped)_. This includes risks of injury, illness, death, or property damage.
• No liability is accepted for theft, accident, loss, or damage to guest belongings before, during, or after the stay, except where liability cannot legally be excluded.
• Guests release applicable property parties from claims arising from their use or occupancy of the property except to the extent caused by gross negligence or willful misconduct.
• Guests assume the risks associated with consuming complimentary food or beverages, including allergic reactions, foodborne illness, choking, intoxication, injury, or death.
