Two living zones keep groups from cramping. Main living area has wood-burning fireplace and 60" Smart TV. Upstairs loft features a wet bar, board games, and mountain views for when part of your group wants to splinter off. Full kitchen with electric stove, dual coffee makers (drip + Keurig), espresso machine. Lynx propane BBQ grill, fire pit, and outdoor dining anchor entertaining outdoors.
No air-conditioning. Central heating handles winter comfortably. Summer days reach low 80s to 90s; mountain nights cool significantly. If heat matters to your group, summer requires fans and flexible indoor/outdoor timing.
Full-time resident lives in separate barn on property. The barn has its own entrance and sits at a distance from the main house. Guests and resident share outdoor ranch grounds; day-to-day interaction is minimal. This is a working ranch, not a resort replica—that atmosphere is part of the draw.
Location and logistics. Canyons Village 6 miles, Main Street 9 miles, Kimball Junction 10 minutes, SLC Airport 35–40 minutes. One car garage + four-vehicle on-property parking. Entry via mud room from side garage door. Two separate washer/dryer units. No pets. Ring camera at front door only (no interior cameras).

Things you need to know

Please note that there is a full-time resident who lives in a separate barn on the property. While the barn is its own completely independent structure with a separate entrance, guests and the on-site resident do share the broader outdoor ranch grounds. The barn is located at a distance on the property, so day-to-day interaction is minimal, but we want to set that expectation upfront. Most guests find the working ranch atmosphere adds genuine character to the stay.

For the safety and security of all guests, the property is equipped with a Ring camera at the front door. This camera monitors the entry area only and is disclosed in full transparency. No cameras are located inside the home.

A complimentary starter pack of amenities including rolls of paper towels, dishwasher tablets, trash bags, dishwashing liquid, hand soap, shampoo, conditioner, body lotion, toilet paper, detergent, and basic condiments are provided. You are responsible for the purchase of any additional items you may require during your stay.
