KEY Curation Notes

The views are legitimately exceptional and unambiguous. Perched on a dramatic bluff above the North Shore surf, floor-to-ceiling ocean-facing windows run through the living room, dining area, and kitchen — multiple reviews describe it as views from every room, including while doing dishes. This is not hyperbole for this property.
All four bedrooms are king suites with ensuite baths. The primary adds a soaking tub with ocean-view windows and a rainfall shower. The pool bedroom sits at ground level with direct courtyard access — a quieter, more private option for those who want separation from the main house flow.
The pool is private but unheated by default. Pool heating is available at an additional daily charge and must be requested two weeks before arrival — worth arranging in advance if the water temperature matters, particularly in winter months. The pool cannot be assumed to be heated.
Sealodge Beach is accessible via a short bluff trail directly below the property. Hanalei Bay and its beaches are a five-minute drive. The Foodland grocery store in Princeville Center is close, making stocking the well-equipped kitchen straightforward — though KEY.co can also arrange grocery delivery before arrival.
Winter months bring seasonal gnats. The listing notes this explicitly: keeping doors and windows closed minimizes impact, though very fine gnats may still get through screens. Worth knowing for guests planning an extended winter stay.

This place is wonderful. Beautiful modern home, quiet end of cul-de-sac, and SPECTACULAR views of the ocean/waves. Every room has great ocean views. Back patio is a great place to sit and enjoy the ocean. Yen was an exceptional host. She met us when we arrived, and walked the home with us, explaining amenities, and as well sent us several restaurant options. And she followed up with us a couple of times during our stay to make sure all was well. Cannot say enough about how well she took care of us. Highly recommend this home as the destination in Princeville!

Please be advised that pool heat is not included in the rental rate. If you are interested in heating the pool, kindly contact us for more details regarding our pool heat policy. Also, note that not all pools on Kauai have the option for heating. Please do not assume that pools are automatically heated for guests. Pool heat requests are subject to an additional daily charge and must be requested two weeks prior to arrival.

This property has surveillance cameras pointing to the exterior of the home for security purposes.

A mandatory mid-stay cleaning fee applies to reservations of 10 nights or more. For stays of 21 nights or longer, two mid-stay cleanings are required. Please note that this fee is separate from the departure cleaning fee collected at the time of booking. Our customer support team will coordinate the scheduling and apply the charges accordingly.

Seasonal gnats may be present during winter months. To minimize their impact during your stay, please keep doors and windows closed as much as possible and ensure screens are securely in place. However, some gnats are so small they may get through even the finest mesh screens.

Hotel-like amenities such as daily cleaning and bell service are not provided. Additional services can be requested with advanced notice at an additional cost.

Guests who are staying for an extended period of time may require one or more mid-stay cleaning services. The frequency of mid-stay cleanings will vary by property and guest preference. If you prefer to have additional cleanings scheduled during your stay, then it should be discussed in advance with your Reservations Manager so that all of the details can be arranged and the cleanings properly scheduled.

  • Limited to two guests per bedroom unless otherwise specified. For tiered-rate properties, occupancy is restricted to the number of guests booked. Full legal names of all occupants are required prior to check-in.

  • For personal vacation use only. No commercial, business, or event use unless pre-approved in writing (additional charges may apply). No subletting.

Prohibited Activities

  • Smoking/Vaping: Strictly prohibited anywhere on property (including lanais and balconies). Guest responsible for all remediation, deodorizing, damage repairs, and potential lost rental income.
  • Illegal Activity: Use of property for illegal or unlawful purposes is prohibited.

Equipment & Amenities

  • Pool & Spa _(if equipped)_: Use at own risk. No unsupervised children. Follow all posted safety rules. No diving in shallow areas. No glass near pool/spa. Comply with posted occupancy and hour restrictions. Pool fences available upon request for an additional fee (must be scheduled in advance). Turn off hot tub heat when not in use.
  • Recreational Equipment _(if equipped)_: Inspect before use; report issues immediately. Use according to laws and safety guidelines. Guest assumes all risk of injury or damage.
  • Utility Usage: Rental includes normal utility usage. Excessive usage will be charged to guest + 4.5% processing fee. Stays over 30 days may have utility caps.
  • Mechanical/Electrical Systems: No guarantees on AC, appliances, internet, TV, water, power, etc. Guests must report issues promptly. Service calls caused by guest misuse will be billed. No rent deductions for failures.
  • Extended outages may occur due to wildfire safety programs or extreme weather.

Checkout & Care

  • Early arrival requires prior approval.
  • Property must be left tidy and in similar condition to arrival.
  • Late departures without approval incur hourly charges (minimum one hour). After 4 pm, fee may equal the full daily rental rate.
  • Excessive cleaning billed at a minimum of $45/hour per cleaner.
  • Guests must report pre-existing damage upon arrival. Failure to report issues during stay may void refund consideration.
  • Guests must immediately report access issues or equipment malfunctions.

Ocean conditions (tides, currents, rip tides, sea life, storms) are unpredictable and vary by location and season. Guests use the beaches and ocean at their own risk. No refunds for beach or ocean conditions.
  • No refunds for nearby construction noise.
  • No refunds for failure of utilities, appliances, internet, AC, or similar systems.
  • If property becomes unavailable (sale, law change, safety issue, loss of management), refund limited to payments made.
