90% Refund: Receive a 90% refund when you cancel your reservation at least 30 days before check-in.
40% Refund: Receive a 40% refund when you cancel your reservation at least 14 days before check-in.
No Refund: Reservations canceled 29 days or less before check-in are not eligible for a refund.
Refunds subject to a 10% processing fee of the total.
Things you need to know
This home was newly renovated in the Summer of 2024, with beautiful new hardwood flooring throughout the main level and brand-new carpeting upstairs.
The fully equipped kitchen boasts modern appliances, a drip coffee maker, and a French press, making it easy to prepare meals, while the 6-person dining table and 3 kitchen bar stools provide ample seating.
Guests will have access to the entire home, as well as shared amenities like the hot tub, community pool, and fitness center.
Please note that, like many homes in Park City, this home does not have A/C.
The shared pool complex closes seasonally from the end of ski season until approximately Memorial Day Weekend and from Labor Day Weekend until the beginning of ski season.
The pools and spa will be closed for the fall season beginning Monday, September 30th and will re-open Friday, November 22nd.

Restrictions
- Quiet hours must be observed on the property nightly from 10pm to 8am. During these hours, tenants should refrain from activities that may cause excessive noise and interrupt the tranquility of other units.
- Please keep in mind that if you plan to ski, you are responsible for verifying the ski resorts' opening and closing dates.
- Minimum night stay requirements vary by home and time of year.
- Our vacation rental properties may not be accessible to all types of vehicles. Guests are responsible for ensuring their mode of transportation can safely access the property. The rental company is not responsible if a guest's vehicle is unable to reach the home due to the property's terrain, driveway, or other access limitations. Guests should review all property details and communicate any concerns about vehicle access prior to booking.
- People other than included in the Guest Count may not stay in the property. Any other person on Rental Property is the sole responsibility of Guest.
- Excessive noise inside these hours are not permitted and will result in eviction and cancellation with no refund.
- Guest agrees to keep the property and all furnishings in good order and only use appliances for their intended uses.
- We do not permit towels or linens to be taken from the property unless used for amenities outside the property such as shared hot tub and pool areas. Please return the linens in the Property after use.
- Do not flush anything other than toilet paper. No feminine products should be flushed at any time. If it is found that feminine products have been flushed and clog the septic system, you will be charged for any damages incurred by Property Manager or Owner.
- Renter(s) are responsible for themselves, their family and guests at all times. Children should be supervised at all times.
- If Rental Party exceeds the maximum occupancy Guest will be asked to leave the Rental Property with no refunds. Infants under 2 years are not counted.
- At least one parent or adult must be present at all times when children under the age of 16 are in the Rental Property or using any of outdoor facilities such as Hot Tub.
- Owner/Property Manager is not responsible for money, jewelry, or other valuables lost, stolen, or left behind in the Rental Property, but will use their best effort to remedy the situation.
- No rowdy behavior is permitted. Guests must behave at all times, in a reasonable and proper manner and act in a way as to protect the Rental Property, its contents and furnishings against damage. Failure to do so could result in eviction.
- No subletting of the Rental Property or assigning of this agreement is permitted.
- Please note that we charge per guest after a set number. Please provide the entire group count in your reservation request. If an update to the group count is needed after confirming the reservation, the reservation cost may increase.
- Guest agrees that they are 25 years of age or older.
- If applicable, Guest may be responsible for loss of any parking passes/permits in amounts up to $400 per pass/permit.
- Bicycles must yield to pedestrians when riding on sidewalks. Use designated crosswalks and follow all traffic laws.
- Helmets are required for riders under 16. Nighttime riding requires a front light and rear reflectors for visibility.
- Only licensed and insured drivers may operate golf carts and low-speed vehicles (LSVs).
- Golf carts and LSVs must follow Florida motor vehicle laws and may only be driven on roads with speed limits of 35 mph or less.
- Golf carts and LSVs may not be driven on sidewalks or bike paths. Working headlights and taillights are required for nighttime use.
- Bicycles must be locked when parked and marked with identification for return. Guests are responsible for any loss, theft, or damage during the rental.
- Golf cart and LSV drivers must ensure all passengers wear seatbelts and do not exceed passenger limits.
- Reckless driving or unauthorized modifications to golf carts and LSVs is prohibited. Park responsibly and return vehicles clean and fully charged or refueled.
- LSVs and bicycles are not allowed within the Rosemary Beach Community.
- Guests are responsible for any fines, tickets, or damages incurred during use. Bicycles and golf carts/LSVs must be returned in the same condition as provided.
- Guests acknowledge the inherent risks of using bicycles and operating golf carts/LSVs.
- Guests agree to indemnify and hold harmless management company, its owners, and employees from any claims or damages arising from use.
- Management company and the property owner are not liable for injuries or damages incurred, except in cases of gross negligence or willful misconduct.
