Things you need to know

Self check-in

The pool can be heated upon request prior to arrival for a fee of $150 per day. No pool heating is offered June 1- September 30. Due to the unpredictable outdoor temperatures and conditions, the pool temperatures may not reach satisfactory levels.

Security cameras are on the exterior front and sides of the house.

A complimentary starter pack of amenities, including rolls of paper towels, dishwasher tablets, trash bags, dishwashing liquid, hand soap, shampoo, conditioner, body lotion, toilet paper, detergent, and basic condiments, is provided. You are responsible for the purchase of any additional items you may require during your stay.

Please note: Pursuant to ARS § 32-2121, Scottsdale Rentals LLC does not solicit, arrange, or accept reservations or monies for occupancies of greater than 31 days.

Restrictions

Guests & Occupancy

  • The property may only be occupied by the number of guests listed in the reservation.
  • Guest responsible for all guests during stay.
  • Unauthorized guests: $250/person/night
  • The property is for short-term lodging only.

Events & Noise

  • Events such as weddings, receptions, parties, and other large gatherings are not permitted. Violations will result in immediate eviction and forfeiture of all rental fees and security deposits.
  • Quiet hours are strictly enforced. Noise complaints or violations may result in fines, eviction, and loss of all rental funds.

Prohibited Activities

  • Pets: Not allowed without prior written approval. Unauthorized pets incur a $2,000 fee, cleaning costs, and may result in eviction without refund. Service animals are permitted with documentation; guests are liable for any damage.
  • Smoking/Vaping: Prohibited on the property. Guests are liable for all related damage, including costs beyond the deposit or damage waiver. A fee of $600 will be charged for smoking.
  • Illegal Substances: Illegal drugs and underage alcohol use are prohibited and will result in immediate eviction and forfeiture of all payments.
  • Fireworks are not permitted on the premises under any circumstances.
  • Commercial use, subleasing, or unauthorized activities are strictly prohibited.

Equipment & Amenities

  • HVAC Settings _(if equipped)_: A/C must stay above 72°F, heat below 78°F. Keep windows and doors closed. No refunds for HVAC issues.
  • Pools & Spas _(if equipped)_: Use is at the guest’s own risk. Pools and spas may not be fenced. Guests are liable for any damage caused by misuse or negligence.
  • Parking: Street parking is prohibited. Violations may result in tickets or towing at the guest’s expense. Management is not responsible for related costs or damages.
  • System Malfunctions: Management will make reasonable efforts to address system or utility failures (water, electrical, internet, etc.). However, no refunds will be issued due to outages or malfunctions.

Checkout & Care

  • A mandatory, non-refundable cleaning fee applies. Additional charges may occur for excessive mess or damage beyond normal use.
  • Guests are required to report any property issues or damage immediately upon arrival. Reports do not qualify for a refund or reservation cancellation.
  • Guests must vacate the home on time, return all keys and access devices, and leave the property in its original condition, less normal wear and tear.

Liability & Disclaimers

  • Guests are responsible for their belongings. Management is not liable for lost or left items. Returns incur a $25 handling fee plus shipping.
  • Guests use the property and amenities at their own risk; management and owners are not liable for any injuries.
  • Construction may occur at neighboring properties. Management is not responsible for related noise or disruption.
  • No refunds for weather, natural disasters, travel delays, utility outages, or local closures beyond management’s control.
