KEY Curation Notes

Set directly on the 16th fairway of Sierra Star Golf Course in the Solstice complex, with golf-course and pine views from a private deck and the clubhouse within walking distance. Lifts are a short ride out: a free shuttle stop sits about 500 feet away for a quick hop to Eagle Lodge, with Canyon Lodge and The Village a short drive.
A year-round outdoor hot tub is on-site for soaking anytime after a day on the slopes or trails, shared across the Solstice complex rather than private to the unit.
The king's primary suite has its own en-suite with a walk-in shower and dual vanity. A twin-over-full bunk anchors the second bedroom, and a queen sofa bed in the living room brings the comfortable total to six.
Built for effortless winter arrivals with heated underground parking (two reserved spots), heated walkways, and elevator access straight to the door, plus a private ski locker and bike storage for year-round gear. The garage caps at 7'6", so account for roof boxes, and 4WD or chains can be required to reach Mammoth during storms.
In-unit laundry and a fully equipped kitchen make settling in easy, and KEY.co grocery delivery can have coffee and essentials waiting at arrival. WiFi isn't guaranteed here, so pack a hotspot if remote work matters.

Wonderful place to spend a long weekend! Our condo was clean, beds were comfortable and had everything we needed in the kitchen (almost everything--we forgot to bring coffee etc and there wasn't any in a little handy package like other places but no problem!). It's all the way at the end of the complex and far from the parking garage but that isn't a problem either. Overall it was a great place and can't wait to go back!

Restrictions

Guests & Occupancy

  • The primary booking guest must be at least 25 years old.
  • Occupancy may not exceed the maximum number of guests permitted for the property. All occupants must be included in the reservation.
  • The booking guest is responsible for all occupants, visitors, damages, violations of house rules, and charges incurred during the stay.
  • Exceeding occupancy limits or failing to disclose guest count may result in immediate termination of the reservation, forfeiture of all payments, removal from the property, and a $1,000 fee.
  • The property may only be used as a private vacation residence for single-family residential purposes. Commercial use, unlawful activities, nuisance behavior, hazardous activities, or any use that disturbs neighbors or causes damage to the property is prohibited.

Events & Noise

  • Noise & Disturbances: Activities that create excessive noise, disturbances, or nuisance conditions are prohibited. Complaints from neighbors, property management, HOA, or law enforcement may result in immediate termination of the reservation, forfeiture of all payments, removal from the property within 24 hours, and a $1,000 fee.

Prohibited Activities

  • Pets: Pets are only permitted at designated pet-friendly properties with prior approval and payment of the applicable pet fee ($145 plus tax per dog). Only dogs are allowed; unauthorized pets may result in a $1,000 penalty, and bringing more than one dog or dogs over 40 lbs without written approval may result in a $2,000 fine. Pets may not be left unattended, and excessive barking or other pet-related disturbances may result in fines, pet removal, or termination of the reservation. Guests are responsible for pet hair removal and any additional cleaning costs; service animals are permitted in accordance with applicable law, and failure to leash or clean up after a service animal may result in a $100 fee per violation.
  • Smoking/Vaping: Smoking and similar activities are prohibited anywhere on the property. Violations may result in a $500 fine plus cleaning and remediation costs.
  • Illegal Substances & Unlawful Activity: Illegal substances, unlawful conduct, and activities that violate local, state, or federal laws are prohibited and may result in termination of the reservation and additional charges.
  • Internet Misuse: Illegal downloading, unauthorized access to copyrighted content, or other unlawful internet activity is prohibited. Violations may result in removal from the property, forfeiture of all payments, and charges of up to $10,000.
  • Charcoal Grills: Charcoal grills are prohibited where restricted by local ordinance and may result in penalties.

Equipment & Amenities

  • Pools, Spas & Recreational Amenities _(if equipped)_: Use of pools, spas, hot tubs, saunas, bunk beds, dumbwaiters, and similar amenities is at the guest's own risk. Children must be supervised at all times around these amenities.
  • Internet Service: Internet service is provided as a courtesy and is not guaranteed. No refunds will be issued for internet outages, connectivity issues, or service interruptions.

Checkout & Care

  • Cleaning Expectations: Guests must leave the property in substantially the same condition in which it was received. Standard departure cleaning is included; excessive cleaning, extraordinary messes, pet hair removal, damage remediation, or other non-standard services will be charged to the guest.
  • Property Care: Guests are responsible for any damage, theft, missing items, or extraordinary cleaning required during their stay. Charges may exceed damage protection coverage when applicable.
  • Long-Term Stays: Reservations exceeding 14 days require linen and towel exchanges every 14 days at the guest's expense. If alternative arrangements are not selected prior to arrival, housekeeping service may be scheduled automatically and billed accordingly.
  • Check-In & Check-Out: Check-in begins after 4:00 PM, and checkout is before 10:00 AM. Failure to comply may result in charges of $100 per hour.
  • Holdover Stays: Remaining at the property beyond the approved checkout date without written authorization may result in charges of $2,000 per day, plus any additional costs incurred.
  • Keys, Remotes & Parking Passes: Lost or unreturned keys, remotes, or parking passes will incur a $100 replacement fee per item.

Liability & Disclaimers

  • Not responsible for loss, theft, or damage to personal belongings, vehicles, money, jewelry, or other valuables.
  • Guests are financially responsible for damages caused during their stay. Damage protection coverage may apply only to eligible accidental damage and is subject to coverage limits and exclusions. Intentional damage, gross negligence, theft, and uncovered losses remain the guest's responsibility.
  • Guests assume all risks associated with use of the property and its amenities, including pools, spas, hot tubs, saunas, bunk beds, dumbwaiters, stairs, slopes, and similar features.
  • No refunds will be provided for weather conditions, power outages, snow conditions, fires, floods, earthquakes, road conditions, high winds, surf conditions, or similar events beyond the owner's control, except as specifically outlined in the rental agreement.
  • Refunds for missed occupancy due to official road closures may be available only as described in the rental agreement. Guests are responsible for monitoring travel conditions and are encouraged to purchase travel protection.
  • Guests acknowledge and assume risks associated with contagious illnesses and public health emergencies, including COVID-19.
  • Properties may contain stairs, elevation changes, or other accessibility limitations. Properties are not represented as ADA-compliant unless specifically stated.
  • Reservations booked more than 10 months in advance may be subject to pricing adjustments. Guests will be notified and may either accept the revised rate or cancel without penalty.
