Every bedroom has a private en-suite, plus a half bath on the main level. Three full en-suite bathrooms across three bedrooms is a genuine differentiator for a group of 10.
Bed configuration skews toward bunk and double setups — not a king-bed property. The master has a queen, the second bedroom has two doubles, and the third has two twin-over-twin bunk beds. Well-suited for families or groups comfortable with a mix of sleeping arrangements; less suited for groups expecting kings throughout.
North Nashville location — Meharry Medical College and Fisk University are within walking distance. Broadway is about 2–3 miles away by car. A residential neighborhood with a quieter feel than The Nations or 12 South.
Private balcony off the main living area. A functional outdoor space for morning coffee or winding down — not a rooftop deck, but a private balcony is uncommon for a townhouse rental at this price point.
Parking for one vehicle only. One dedicated onsite space for up to 10 guests. Plan for street parking or rideshare for additional vehicles — this is the single biggest logistical consideration for large groups.

  • The booking guest is responsible for the actions, conduct, damages, violations, and compliance of all occupants and invited guests during the stay.
  • Reservations are limited to registered guests and approved occupants. Subletting, transferring a reservation, or allowing unauthorized occupants is prohibited and may result in eviction without refund and additional charges.
  • Guests must comply with all applicable laws, community regulations, house rules, check-in instructions, and welcome materials provided for the property.

Events & Noise

  • Events & Gatherings: Parties and gatherings that exceed maximum occupancy are prohibited.
  • Quiet Hours: Quiet hours are enforced from 10:00 PM to 7:00 AM unless otherwise posted. Guests must comply with all applicable community noise restrictions and ordinances.

Prohibited Activities

  • Pets: Unauthorized pets are prohibited. Violations may result in removal of the pet, a $500 fee, additional cleaning or damage charges, and possible eviction without refund. Service animals are permitted as required by law; guests remain responsible for any related damage or incidents.
  • Smoking/Vaping: Smoking, vaping, e-cigarettes, and similar activities are prohibited anywhere on the property, including outdoor areas. Evidence of smoking or vaping will result in a $500 fee for odor and residue remediation.
  • Illegal Substances & Weapons: Illegal drugs and weapons are prohibited on the property.
  • Other Restrictions: Only human waste and toilet paper may be flushed.

Equipment & Amenities

  • Parking Rules: Vehicles may only park in designated and permitted areas. Parking in fire lanes, sidewalks, landscaped areas, neighboring properties, or other restricted locations is prohibited. Towing, citations, and related expenses are the vehicle owner's responsibility. Watercraft, trailers, campers, RVs, buses, and other oversized vehicles are prohibited unless expressly permitted.
  • HVAC Guidelines _(if equipped)_: Do not operate air conditioning with doors or windows open. Recommended thermostat settings are 70°F–75°F. Guests may be charged for service calls resulting from misuse.
  • Internet Service _(if equipped)_: Wi-Fi is provided as a convenience but is not guaranteed. Technical support may be limited.
  • Amenity Availability: Amenity access and availability may be controlled by community associations or resorts and may be temporarily unavailable.
  • Balcony Rules _(if equipped)_: Do not climb, jump, lean on railings, throw objects from balconies, hang items from railings, move indoor furniture outdoors, or place objects on railings.
  • Appliance Use _(if equipped)_: Follow refrigerator operating guidelines, including limiting door openings, keeping vents unobstructed, and allowing adequate cooling time after loading groceries.

  • Property Care: Guests must leave the property in reasonable condition and are responsible for missing items, property damage, and excessive cleaning beyond normal turnover standards.
  • Damage Reporting: Guests must promptly report any damage, maintenance concerns, or operational issues discovered during their stay.
  • Furniture Placement: Rearranging furniture inside the property or on balconies is prohibited.
  • Checkout Requirements: Remove all personal belongings before departure.
  • Lost Item Return: Left-behind items may be shipped at the guest's expense. Unclaimed items may be discarded after 30 days.

  • Guests assume all risks associated with the property and any recreational amenities or equipment, including pools, hot tubs, bicycles, golf carts, balconies, and similar features.
  • Not responsible for lost, stolen, abandoned, or misplaced personal belongings.
  • Exterior security cameras may be present. No interior cameras are used.
  • Community associations, resorts, and service providers may require access for inspections, pest control, maintenance, safety testing, or similar services during the stay. Advance notice will be provided when possible.
  • Utility interruptions, internet outages, amenity disruptions, temporary closures, maintenance activities, and similar service interruptions may occur.
  • No refunds will be issued for weather-related events unless a mandatory evacuation order is issued. If an evacuation order occurs, unused rent may be refunded.
  • Furnishings, décor, amenities, and property features are subject to change without notice. No refunds will be provided due to personal preferences regarding such changes.
  • No refunds or credits will be issued if access to amenities, facilities, or portions of the property is restricted due to rule violations or actions by community associations or resorts.
  • If a verified issue makes the property uninhabitable at check-in and cannot be remedied, a full refund will be issued. If a verified issue arises during the stay and cannot be fully resolved, a prorated refund may be considered.
