No Refund: Reservations canceled 59 days or less before check-in are not eligible for a refund.

Things you need to know
The property will provide a complimentary starter pack of amenities including rolls of paper towels, dishwasher tablets, trash bags, dishwashing liquid, hand soap, shampoo, conditioner, body lotion, toilet paper, detergent, and basic condiments. You are responsible for purchasing any additional items you may require during your stay.
The private pool is not available until April 15th of 2026 - it is currently under repair during the off season.
Restrictions
Guests & Occupancy
- Primary guest must be legally eligible to enter a binding rental agreement.
- Occupancy may not exceed the maximum stated in the Rental Agreement.
- Guest is responsible for all occupants, visitors, and their conduct.
- $250 per person, per night for unapproved guests; violations may result in eviction and forfeiture of rent and deposit.
- Property is for personal vacation use only; no commercial use permitted.
Events & Noise
- Quiet hours are enforced per Austin City and/or HOA rules.
- Noise violations may result in fines, immediate eviction, and forfeiture of rent and security deposit.
Prohibited Activities
- Pets: No pets allowed unless pre-authorized in writing via a signed pet addendum. Unauthorized pets incur a $2,000 fee plus cleaning costs and result in eviction.
- Service Animals: Permitted with written accommodation request at booking; guest liable for damages and additional cleaning.
- Smoking/Vaping: No smoking anywhere on the premises. Smoking incurs damage charges, possible future cancellation costs, eviction, and forfeiture of rent and deposit.
- Illegal Substances: Illegal substances, including minors possessing alcohol, are prohibited; violations result in eviction and forfeiture.
- Fireworks: Fireworks are prohibited; guest is liable for all resulting damages.
- Other Restrictions: No nuisance, unlawful activity, or HOA rule violations.
Equipment & Amenities
- HVAC _(if equipped)_: AC may not be set below 72°F; heat not above 78°F. Fan must be set to “Auto.” Doors/windows must remain closed when in use. No refunds for HVAC issues.
- Pool & Spa_ (if equipped)_: Use at guest’s own risk. Areas may not be fenced. Guest liable for misuse or damage.
- Internet/TV/Cable: Provided as a convenience only; no refunds for outages, speed, content, or access issues.
- System Failures: No refunds for failures of utilities, appliances, or systems; management will attempt timely repairs.
- Parking: No street parking allowed year-round. Vehicles may be ticketed or towed at guest’s expense.
- Equipment Reporting: Guest must immediately report any malfunction or damage.
Checkout & Care
- Mandatory, nonrefundable cleaning fee applies. Excessive cleaning or misuse will incur additional charges.
- Guest must maintain cleanliness and properly use all furnishings, appliances, and fixtures.
- All damage must be reported promptly; guest liable for unreported or negligent damage.
- All keys/devices must be returned, property vacated on time, and left in original condition (normal wear and tear excepted).
Liability & Disclaimers
- Not responsible for lost or left items. Return shipping plus $25 handling fee applies; items unclaimed after 30 days may be donated or sold.
- Not liable for weather, natural disasters, pandemics, wildfires/smoke, road closures, construction, utility interruptions, or public authority restrictions.
- Construction noise or activity is outside management’s control; no refunds provided.
- Guest assumes all risk for injuries, including those related to pools, spas, and surrounding areas.
