Partial Refund: Receive a 95% refund when you cancel your reservation at least 60 days before check-in.
Partial Refund: Receive a 45% refund when you cancel your reservation at least 21 days before check-in.

Villa 1: 3,481 sq ft • Villa 2: 3,636 sq ft
Occupancy includes an additional two beyond bed count. 2 twin rollaway beds and additional linens are located in the master closet.
All bedrooms feature an ensuite bathroom.
During festivals such as Coachella, you will be unable to walk to the festival. Instead, you'll need to hire a golf cart, take your car, or take a shuttle service.
Please be aware of wildlife such as insects, scorpions, and snakes. Our team does its best to check the home before your arrival, but please be mindful about leaving the doors & windows open during your stay.
Pool heat is available at this home at an extra cost and needs to be requested at least 48 hours before your stay. If you opt for pool heat, please know that pool heat and spa heat can only be run one at a time, not concurrently.
Pool and spa heat is _not_ available between May 1st and October 1st.
Our desert pools are heated to a maximum temperature of 87 degrees. Please note that we do not exceed this temperature for pool heating.
A rod iron pool fence w/gate can be requested through concierge. Request requires at least one week in advance to confirm availability with local vendor. Guests should budget approximately $850, depending on pool size and logistics.
The grass areas will be unavailable for use through the end of October while we re-seed for the winter.
Please note that the pool sun loungers do not have cushions and we are unable to provide them upon request, we apologize for this inconvenience
Our homes feature NFL Sunday Ticket programming through the TVs' YouTube subscriptions in each room for full sports streaming entertainment.
The home is fully stocked with a coffee machine, coffee, laundry detergent, indoor and outdoor towels, kitchen cookware, Brita water filter, first-aid kit, hair dryers, and toiletries.
Please note that we enforce City regulations, including occupancy and noise restrictions. If you have any questions about these rules or are considering hosting an event, please let our team know in advance so that we can ensure that your reservation is compliant and runs smoothly!
This home offers one pack n' play travel crib and one high chair. A high chair can be provided upon request with at least 24hrs advanced notice. Just ask and we are happy to accommodate you and your little ones!

Guests & Occupancy
- Age Requirement: The primary guest booking the property must be at least 21 years old.
- Maximum Occupancy: Occupancy is strictly limited to the exact number of guests listed on the reservation.
- Guest Verification: A secure identity verification process and security deposit (if applicable) must be completed before check-in details are provided.
- Guest Responsibility: Credit card fraud is actively monitored and may be reported and prosecuted.
Events & Noise
- Quiet Hours & Noise: Neighborhood quiet hours and local noise ordinances are strictly enforced using noise-monitoring technology. Noise violations or neighbor complaints may result in fines of up to $10,000 per violation, depending on local regulations.
- Audio Equipment: Commercial sound systems and large external speakers are not permitted.
Prohibited Activities
- Pets: Pets are not permitted. Unauthorized pets will result in financial penalties.
- Smoking/Vaping: Smoking is prohibited anywhere on the property, indoors or outdoors. Violations carry a minimum $300 fine, may result in forfeiture of the full security deposit, and liability of up to $2,500.
Equipment & Amenities
- Parking: Park only within the designated 3-car garage or 3-car driveway. Parking in unassigned community areas or blocking neighboring access may result in immediate tagging or towing.
- Pool Safety (if equipped): A rod-iron pool fence with gate may be requested through the concierge at least one week before arrival, subject to vendor availability and additional fees.
- Wildlife Awareness: Keep doors and windows closed to help prevent desert pests, insects, and snakes from entering the home.
Checkout & Care
- Furniture: Indoor furniture and décor must remain in their original locations. A professional reset fee may be charged if items are moved and not returned before departure.
