Guests & Occupancy

The primary guest is responsible for all occupants, damages, additional charges, and compliance with all house rules.
No subleasing or assignment. Report any damage or maintenance issues immediately.

Events & Noise

No parties, events, catering, or amplified music without prior written approval. Additional fees may apply.
Excessive noise may result in a $500 fee and/or immediate removal.

Prohibited Activities

Pets: Allowed only at approved pet-friendly homes with prior approval, required paperwork, and applicable fees. Unauthorized pets may result in immediate eviction without refund and a minimum $450 cleaning fee.
Smoking is prohibited indoors. Violations are subject to a minimum $1,000 fee.
Ski boots are not permitted inside the home.

Equipment & Amenities

Pool & hot tub _(if equipped)_: Children must be supervised. Use at your own risk.
Report maintenance issues promptly. No refunds for equipment, appliance, utility, or amenity malfunctions.
Return all keys and remotes at checkout. Management may enter for repairs, maintenance, or emergencies.

Checkout & Care

Unauthorized late check-out: $500 fee.
Leave the home in good condition. Guests are responsible for excessive cleaning, damage, missing items, and smoke remediation.
