To drive the golf cart, non-US driver license holders are required to pay an additional $25 per day instead of providing vehicle insurance. The golf cart $25 fee is per golf cart, not per driver. This cost covers the extra insurance required.

The private dock can accommodate boats up to 32 feet, and two paddleboards and two kayaks—one single and one tandem—are included for exploring the surrounding waterways.

Pack and play or high chair are available for a small additional fee and will be waiting in the home on your arrival.

Restrictions

Guests & Occupancy

  • Overnight guests may not exceed the property’s stated capacity (no exceptions). Over-occupancy may result in eviction with no refund.
  • Primary guest is responsible for all occupants/invitees, compliance with agreement/HOA/condo rules, and any fines/penalties from violations.
  • Home is intended as a family vacation rental; guests must follow all applicable laws and HOA/condo rules.

Events & Noise

  • Event policies (weddings, parties, gatherings): Parties, disturbances, and large gatherings (especially those exceeding occupancy or misusing common areas) are strictly prohibited.
  • Quiet hours/noise ordinances: Must follow local noise rules: 10 p.m. – 8 a.m. (no music/vocal oise/disturbances).
  • If noise complaints, over-occupancy, other contract violations, or law enforcement dispatch occur, guests may face immediate eviction without refund and are responsible for any fines/penalties/assessments.
  • Construction noise may occur; permitted hours noted as 7 a.m. – 7 p.m. No refunds/discounts due to nearby construction.

Prohibited Activities

  • Pets: Dogs only in select dog-friendly homes and must be pre-authorized. $250 + tax per dog per reservation. Unauthorized dogs: $500 surcharge (in dog-friendly home) or $1,200 surcharge (in non-dog-friendly home), plus possible immediate termination/eviction with no refund. Limits vary by home, dogs must be house-trained, 1+ year, <30 lbs, and approved breeds only; no cats/other pets. Dogs not allowed on beds/sofas or in pool/spas (if equipped). Guest must clean pet hair and dispose of waste; cleanup of dog waste: $150 fee. Guest responsible for damage, extra cleaning/treatment (fleas/accidents/hair), and any municipal fines due to dog noise. Dogs must be leashed/controlled, vaccinated, crated when guest is not on property, and cannot be “vicious/dangerous” or have a recorded bite history.
  • Smoking/vaping: All properties are non-smoking (includes tobacco, hookahs, vapes, cannabis, etc.). Smoking allowed only outside with doors closed; no smoking on balconies (screened/unscreened) or in garages. Evidence of smoking: $500 cleaning/deodorizing fee. Smoke detector tampering: $150 fee.
  • Illegal substances: Illegal activity is prohibited; incidents may trigger law enforcement, eviction without refund, and guest responsibility for fines/penalties.

Equipment & Amenities

  • Appliances (grills, etc.) _(if equipped)_: Many homes have propane grills and a spare tank; guests supply charcoal for charcoal grills unless listing states otherwise. Some properties do not permit grills—follow the listing.
  • Equipment reporting: Report mechanical failures promptly so repairs can be scheduled; management/contractors may access property for maintenance/repairs.
  • Parking rules: Vehicle count limited to what’s stated in the listing (visitors included). Street parking only where allowed by local ordinance and intended for day visitors. No boats, motorhomes, trailers, commercial vehicles, etc. unless listing allows.
  • Internet/phone/TV restrictions _(if equipped)_: TV service/channels vary by owner; no compensation for channel/service limitations. Internet is provided, but service disruptions may occur and are not guaranteed against.
  • Hot tubs / pools / spas_ (if equipped)_: Heated pools/spas target ~82°F, but performance depends on weather; heaters may shut off if ambient temp stays below 65°F for 5+ hours. Pool heaters typically operate only while pump runs (often 6–8 hours/day between ~8 a.m.–10 p.m.). Guests must use facilities safely, supervise minors, follow Water Watcher guidance, and must not tamper with pool chemicals/equipment (guest pays resulting costs). Unsafe/unsupervised use can be a material breach and may lead to immediate termination/eviction. Condo/HOA-controlled pools/spas: no refunds if unusable.
  • Elevators _(if equipped)_: Many elevator homes have no living accommodations on first floor; stairs may be required. No accountability/compensation for elevator malfunctions.
  • Golf carts _(if equipped)_: If included, the driver must be 21+, hold a valid U.S. driver’s license, and provide auto insurance; no refunds are issued if required documentation cannot be provided. Guests are responsible for any damage to the golf cart. If the golf cart becomes inoperable, reasonable efforts will be made to restore service; a prorated refund may apply (valued at $35/day). Golf cart availability may be removed if the property is no longer managed by the current provider.
  • Bicycles _(if equipped)_: Guest must check functionality before use and assumes risks. Guest is responsible for bicycles while in possession; lost/stolen/damaged beyond normal wear: guest charged full replacement cost.
  • No refunds for malfunctions: No rent adjustments for malfunction/loss of use of on-property equipment or circumstances outside management control (except where explicitly stated above for specific amenities).

Checkout & Care

  • Cleaning expectations: Guests must maintain the home during stay and leave it in good condition at checkout. Excessive post-stay cleaning may be charged to the card on file.
  • Checkout procedures: Checkout is before 10 a.m. Late checkout may incur a fee up to $500 (charged to card on file); continued failure to vacate may result in additional charges and legal action.
  • Furniture placement: Return furnishings/decor to original locations; if moved and not returned, service charges may apply up to $250.
  • Equipment reporting: Accidental damage must be reported before checkout.
  • Key return _(if equipped)_: Most homes use electronic locks (no keys). If keys/FOB are issued, failure to return due to loss/damage results in a fee (per check-in instructions).

Liability & Disclaimers

  • Guest assumes risks associated with pools/spas/decks/barbecue areas and agrees to supervise minors and use safely; guest agrees to indemnify and hold harmless all parties from any claims, injuries, death, or property damage related to the use of the facilities.
  • Not responsible for stolen personal items, theft, or vandalism.
  • No refunds for inclement weather/Acts of God; only when a Mandatory Evacuation order is issued may full or prorated refunds be given.
  • No refunds are provided due to construction at or near the property, and advance notice of nearby construction may not be available.
  • Guests may be relocated to an alternate property of similar or better quality and location. If the guest does not agree to the relocation, the reservation may be canceled and the full rental cost will be refunded.
  • No responsibility for TV service/channel availability and no responsibility for internet disruptions; no rate adjustments for circumstances outside control.
  • Guests are responsible for the safe use of bunk beds (if equipped). Adults must supervise children at all times. No liability is assumed for injuries resulting from improper use, horseplay, or accidents.
