KEY Curation Notes

This is a ground-floor unit with the pool right outside the door, so there are no stairs and no walk between the condo and the water. It sits in the gated Village at Blue Mountain Beach, which layers on a large community pool, a fitness center, shuffleboard, and a putting green.
A walkable village waits at the neighborhood entrance, a two-minute stroll to the Coffee Shoppe at 30A, an ice cream shop, and Mimmo's Italian. Blue Mountain Bakery, the Beach Creamery, Cowgirl Kitchen, Blue Mabel, and Red Fish Taco round out the close-in dining, with e-bike and paddleboard rentals a block away.
The closest sand is Blue Mountain Regional Access, the best local entry point with onsite parking, restrooms, and lifeguards in peak season. It sits about a half-mile from the door, an easy walk or quick bike ride rather than a beachfront setting.
The condo was recently renovated and sleeps six across two king bedrooms and a queen sleeper sofa in the living room. The kitchen handles a small group with ease, and KEY.co can stock it before arrival so the first morning starts at the pool rather than the store.

Parking information

- For parking, the correct entrance is on Highway 30A. Go to the stop light at the end of Highway 83 and turn right on 30A. The entrance is where Mimmo’s restaurant is (not where the white gate is). - The community allows golf carts, and there are designated golf cart parking spaces behind the pool, which include charging stations. Please note that golf carts cannot park in regular car parking spots. Golf cart passes are $50 for a week or less.

Things you need to know

Wristbands are required to access resort amenities. If lost or missing, a $100 replacement fee per band will be charged to the guest.

For the safety and security of our guests and property, there is an exterior Ring doorbell camera located at the front entrance of the home. This device records video and audio of the immediate entry area only. There are no cameras or recording devices inside the home or in any private spaces.

Guests & Occupancy

  • Primary renter must be 25+ and stay in the unit.
  • Do not exceed maximum occupancy. Children under 2 count toward occupancy.
  • Booking guest is responsible for all occupants, visitors, damages, and rule violations.
  • No subletting, reservation transfers, or booking for another party.

Events & Noise

  • No Parties or Events: Gatherings exceeding occupancy limits are prohibited.
  • Quiet Hours: 10 PM–7 AM (or as posted by the community).

Prohibited Activities

  • Unauthorized pets prohibited. $500 fee plus cleaning/damage charges.
  • Smoking/vaping is prohibited anywhere on the property. $500 fee plus remediation costs.
  • No illegal drugs.
  • No firearms or weapons.
  • No climbing, jumping, throwing items, or hanging items from railings.

Equipment & Amenities

  • Wi-Fi: Provided as a convenience; not guaranteed. No refunds for outages.
  • A/C _(if equipped)_: Keep doors/windows closed when running. Recommended setting: 70–75°F.
  • Park only in designated areas. No RVs, trailers, boats, or oversized vehicles unless approved. Towing fees are guest responsibility.
  • Amenity Wristbands: Required at Tidewater. Lost wristbands: $25 + tax each.
  • Amenities: Availability may be affected by HOA/resort maintenance, inspections, or closures. No refunds for interruptions.
  • Security Cameras: Exterior cameras may be in use.

Checkout & Care

  • Leave the property in reasonable condition. Guests are responsible for damage, missing items, and excessive cleaning.
  • Do not rearrange furniture.
  • Bag all trash. Do not place large items or cardboard in trash chutes.
  • Left-behind items may be returned at guest expense; unclaimed items may be discarded after 30 days.
