Things you need to know
You will enjoy little luxury touches that make a difference - from luxury robes to luxury L'Occitane amenities, to luxury high thread-count duvet and linens. We will reach out to you before your stay and are just a quick call or text away throughout your stay.
Cleaning before/after the stay is covered by the mandatory cleaning charge, while cleaning during the stay (be it daily, every other day, or mid stay) is optionally available at an additional charge.

Guests & Occupancy
- Property is for personal vacation use by registered guests only. The reserving guest must occupy the property and is responsible for all guests.
- Occupancy may not exceed the property's stated sleeping capacity based on provided beds.
- Additional guests may be charged 100% of the nightly rate per guest and may result in eviction and forfeiture of payments.
- Guests are responsible for damages, missing items, excessive cleaning, fines, and violations caused by their group.
Events & Noise
- Events: Weddings, receptions, parties, large gatherings, and disruptive events are prohibited.
- Quiet Hours: 10:00 PM–7:00 AM. Excessive noise or disturbances may result in fines or eviction.
- Community Rules: Guests must follow applicable HOA, neighborhood, and local regulations.
Prohibited Activities
- Prohibited Use: Subletting and unauthorized commercial activities, photography, or videography are prohibited.
- Pets: No pets. Violations may result in eviction, a $1,000 fine, deep cleaning, and damage charges.
- Service Animals: Qualified service animals are subject to applicable law; misrepresentation may carry legal penalties.
- Smoking/Vaping: Prohibited. Violations incur a $100 fine, plus cleaning and damage costs.
- Illegal Substances: Illegal drugs, contraband, and unlawful activity are prohibited. Minors may not possess alcohol.
- Nuisance: Guests may not disturb neighbors, create a nuisance, or violate applicable laws.
Equipment & Amenities
- HVAC - A/C _(if equipped)_: A/C availability varies by property and may not be provided. Where available, A/C may not be set below 72°F and heat may not exceed 78°F. Keep the fan on Auto and doors/windows closed while HVAC is operating.
- Pool/Spa _(if equipped)_: Pool heating may require an additional fee. No lifeguard is provided; children require adult supervision. Guests assume responsibility for safe use and supervision.
- Internet/TV: No refunds for outages, speed, content, or access issues.
- Maintenance: Report damage or malfunctions promptly. Guests are responsible for damage caused by misuse or failure to report an issue.
- Parking: Follow property-specific parking rules; parking may be limited and garages may not accommodate oversized vehicles.
- Ski Access: Ski access depends on weather, snowfall, and resort conditions and is not guaranteed.
Checkout & Care
- Check-In / Checkout: Early check-in or late checkout requires written approval. Unauthorized late checkout is $100/hour, plus resulting costs.
- Cleaning: Leave the property in reasonably clean condition. Excessive cleaning beyond normal turnover will be charged.
- Property Care: Use furnishings, appliances, fixtures, and equipment responsibly and report damage promptly.
- Departure: Vacate the property and parking areas by the approved checkout time.
- Keys/Openers: Return all provided access devices. Missing physical keys or garage openers incur a $150 replacement fee.
- Lost Items: Returns are subject to a $35 handling fee plus shipping. Unclaimed items may be disposed of or donated after 30 days.
- Mail & Packages: FedEx, UPS, and Amazon deliveries may be sent during the week before or during the stay; USPS delivery is not recommended and may be unavailable. Delivery or security is not guaranteed, and forwarding late packages may incur fees plus shipping.
Liability & Disclaimers
- No refunds for non-critical failures or short interruptions involving utilities, equipment, HVAC, internet, pools, or hot tubs.
- No refunds for circumstances beyond reasonable control, including weather, wildfire/smoke, natural disasters, construction, road closures, utility interruptions, or lack of snow.
- f the property becomes unavailable, comparable accommodations may be offered or the reservation canceled with applicable payments refunded.
- Guests are responsible for their party's actions and use of the property and amenities, subject to applicable law.
