Guests & Occupancy

• Occupancy is limited to the property's maximum sleeping capacity. Twin beds accommodate 1 guest; double, queen, and king beds accommodate 2 guests each. Exceeding maximum occupancy without prior written approval is prohibited.
• Additional approved guests beyond the stated occupancy (when permitted) are charged 10% of the nightly rental rate per guest.
• The reserving guest is responsible for all approved guests, damages, missing items, excessive cleaning charges, fines, and any costs resulting from violations. Guests authorize charges to the card on file for uncovered damages, excessive cleaning, missing items, and related costs.
• Property may only be used as a private vacation residence by approved guests. Commercial use, unlawful activity, nuisance, and ordinance violations are prohibited.

Events & Noise

• Weddings, receptions, parties, and large gatherings are prohibited. Violations may result in immediate eviction and forfeiture of rental payments.
• Additional guests beyond maximum occupancy require prior written approval.
• No loud noise, music, or loud vehicles between 10:00 PM and 7:00 AM. Excessive noise or disturbing neighbors is strictly prohibited and may result in fines and eviction.

Prohibited Activities

• Pets: Pets are not permitted. Unauthorized pets will result in eviction without refund.
• Smoking/Vaping: Smoking is prohibited. Guests are responsible for all smoking-related damages (including odors, stains, burns, and debris removal) and may be evicted for violations.
• Illegal Substances: Illegal substances and unlawful activities are prohibited. Minors may not possess alcohol. Violations result in eviction without refund.
• Other Restrictions: Guests may not create nuisances, disturb neighbors, commit waste, or violate laws or posted property rules.

Equipment & Amenities

• HVAC _(if equipped)_: Air conditioning may not be set below 72°F, heat may not be set above 78°F, the fan must remain on Auto, and doors/windows must remain closed while HVAC is operating. No refunds are provided for HVAC malfunctions or lack of air conditioning.
• Pool & Spa _(if equipped)_: Spa heating is included. Pool heating (unless solar heated) requires an additional fee before use. Guests may not adjust heater controls, and pool temperature may not exceed 86°F. Guests are responsible for damage caused by misuse or negligence and should use caution around unfenced pool/spa areas.
• Internet/TV: Cable, internet, satellite, and streaming services are provided as a convenience only. No refunds are provided for outages, limited content, speed issues, device compatibility, access problems, or personal preferences.
• Equipment Reporting: Guests must inspect the property upon arrival and immediately report any maintenance issues or inoperative equipment in writing. Failure to promptly report problems that result in additional damage may make the guest responsible for repair costs.
• Parking: Follow all posted parking regulations and HOA parking restrictions. Street parking may be prohibited and subject to ticketing or towing.
• Seasonal Requirements: Winter parking regulations must be followed. Do not park on the street where prohibited, as vehicles may be ticketed or towed. Snow removal is provided, but delays may occur during severe storms.
• No Refunds for Malfunctions: No refunds are provided for failures of utilities, appliances, plumbing, HVAC, pool, hot tub, mechanical systems, or other equipment. Repairs will be made as reasonably possible, and guests must allow access for maintenance.

Checkout & Care

• Cleaning Expectations: Excessive cleaning beyond normal housekeeping will be charged to the guest.
• Checkout Procedures: Check-out is no later than 10:00 AM. Guests must vacate the property, remove all personal belongings, vacate parking/storage areas, and return all keys or access devices. Approved early check-in or late check-out is available for an additional fee when available.

Liability & Disclaimers

• The property owner is Not responsible for lost, stolen, abandoned, damaged, or delayed personal belongings or deliveries. Returned items incur a $25 handling fee plus shipping, and unclaimed items after 30 days may be donated or sold.
• Guests assume all risk associated with use of the pool, spa, and other amenities and are responsible for supervising occupants. Guests release the owner from liability for personal injury, death, property damage, or loss except where prohibited by law.
• Not liable for failures of utilities, appliances, plumbing, HVAC, pool equipment, hot tubs, internet, or other building systems. Repair efforts will be made as promptly as practical.
• No refunds or liability for weather, natural disasters, wildfire/smoke, frozen pipes, pests, road closures, utility interruptions, lack of snow, ski access conditions, or other events beyond the owner's control. Travel insurance is recommended.
• No refunds or liability for construction noise, nearby public/private events, or other external disturbances beyond the owner's control.
• If the property becomes unavailable due to circumstances beyond the owner's control, a comparable property may be substituted or all payments refunded. Availability, rates, and property features are subject to change without notice.
