KEY Curation Notes

Penthouse-style condo with private lake-view deck and direct elevator access from the heated garage. The entry sequence alone sets this apart — secured gated entrance, heated underground parking, elevator straight to the unit foyer. No hauling luggage up stairs, no scraping ice off the car.
Hard occupancy cap of 4 guests per permit — not a group property. Four bedrooms, four king beds, four guests. The permit is explicit. This is designed as a high-end couples or family retreat, not a large-group rental.
All four bedrooms are king suites with full en-suite bathrooms. The primary suite has deck access and a walk-in closet. The fourth bedroom is on the upper level with a den and 65" TV — ideal as a private retreat within the unit.
Private deck with firepit, lake views, alpenglow, and stargazing. The outdoor space is the centerpiece of the experience — glass sliders off the great room open to a spacious deck oriented toward the lake.
Community hot tub, firepit, and fitness room on-site. Building amenities extend the outdoor experience beyond the private deck, particularly useful in shoulder seasons.
Ski access in multiple directions. Diamond Peak is 10 minutes away; Northstar and Mt. Rose are 15 minutes; Tahoe Palisades is 25 minutes. Kings Beach State Park is 5 minutes for summer visits.
One parking space only — no street parking permitted. The permit is unambiguous. Groups arriving in more than one vehicle will need to arrange alternative parking off-site before arrival.

  • Maximum Occupancy: 4 guests at all times; exceeding this limit may result in immediate eviction and forfeiture of all rental fees and deposits.
  • Age Requirements: Primary renter must meet the minimum age required by the property manager and is responsible for all guests and their conduct.
  • Guest Accountability: Guests are responsible for any property damage, missing items, or excessive cleaning identified during pre- and post-stay inspections.
  • Approved Use: Property is for vacation lodging only; commercial use or unlawful activities are prohibited.

Events & Noise

  • Events & Gatherings: Weddings, parties, and large gatherings are strictly prohibited unless prior written approval is obtained.
  • Quiet Hours: Local noise ordinances must be followed, especially after 10:00 PM; guests must not disturb neighbors.

Prohibited Activities

  • Illegal Activities: Any unlawful activity on the property is strictly prohibited.
  • Fireworks: Not permitted on the property.
  • Fire Restrictions: Open wood-burning fires and charcoal grills are prohibited.

Equipment & Amenities

  • Fire Features _(if equipped)_: Only the provided gas fire pit and gas grill may be used and must comply with local Red Flag weather restrictions.
  • Parking: One assigned space in the heated garage only. Street parking is not permitted and vehicles may be towed at the owner’s expense.
  • Trash & Wildlife Compliance: All trash must be placed in the designated sanitary containers located in the heated garage to prevent wildlife attraction.
