KEY Curation Notes

Walkable Old Town base. Main Street is about a 7-minute walk and Town Lift sits roughly five blocks away, so car-free ski days are realistic. The free city bus stops right on Park Ave, and the free Main Street trolley covers the historic district.

A park for a backyard. The home backs onto a large off-leash dog park and open field beside the Park City Library, with sledding in winter and frisbee in summer steps from the patio. Early evenings bring a steady, entertaining parade of local dogs.

Private hot tub, possible cold start. The patio hot tub is yours alone alongside a BBQ grill, but it is serviced between stays and is sometimes drained and refilled. Switch it on and raise the temperature at check-in, since it may not be hot the first night.

Room for a group of 10. Upstairs holds a king primary suite with a soaking tub and separate walk-in shower, a queen room, and a bunk room with two sets of twin-over-twin bunks, the latter two sharing a full hall bath. The main floor adds two separate living areas with their own TVs, a dual-sided gas fireplace, a half bath, laundry and sleeper-sofa overflow.

Parking and street noise. Three on-site spaces are included, but the driveway comfortably fits only one larger SUV or minivan, and roof-mounted cargo is not advisable. Street parking is off-limits, and the front bedrooms face Park Ave, so light sleepers should pack earplugs.

Park City Town Lift, only a few minutes from this home, will give you unlimited access to world-class ski resorts, outdoor experiences, and endless entertainment options in Park City. - With Park City Mountain Town Lift only a short bus ride away, you will have unlimited access to skiing, hiking, and other fun mountain adventures during your Park City vacation getaway. Our cozy home is the perfect place to call basecamp after a day exploring the mighty Wasatch Mountains. Don't forget to check out the Park City Alpine Slide for a one-of-a-kind experience. The Library that hosts Sundance is two doors down as well. Lastly, there is a park behind the house - perfect for sledding by winter and frisbee in summer. - You are within walking distance of it all with this home's sought-after location within a 7-minute walk to the heart of Park City Main Street Historic District. Park City Mountain Town Lift, only about 5 blocks away, will bring you to the best ski runs in Park City.

Parking information

- You will have access to 3 free parking spaces on the premises. - Please note that the garage driveway probably won't fit more than one bigger car (i.e. SUV/minivan etc.) and top loads are not advisable. - There may be some street noise from Park Ave. Please do not park on the street.

Things you need to know

Long-term stays allowed.

Suitable for children (2-12 years) and for infants (under 2 years).

Guest will have access to the entire home, outdoor patio, and the private hot tub.

Please note that the tub is serviced between guests. Sometimes the tub is just chemically treated, but sometimes it has to be drained and refilled. Because of this, please note that the tub may be cold on your arrival and may not be hot on the first night of your stay. As such, if you wish to use it, please ensure you turn it on and turn up the temperature when you arrive. Be sure to keep the cover closed at all times when the tub is not in use.

Please keep in mind that if you plan to ski, you are responsible for verifying the ski resorts' opening and closing dates.

The shuttle is right across the street. There is a bus stop right on Park Ave, which is a great FREE way to get around the entire Park City area. The FREE Main Street trolley is also a great choice for wandering around Park City Historic District.

Uber/Lyft are always available.

There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the property unless used for amenities outside the property such as the shared hot tub and pool areas. Please return the linens to the Property after use.

Restrictions

### Guests & Occupancy
Only registered guests may stay; exceeding occupancy results in eviction without refund (infants under 2 excluded). Additional per-guest fees may apply if group size increases after booking.
Guest is responsible for themselves, their party, and any visitors at all times. Children must be supervised, and an adult must be present when minors (under 16) use the property or amenities (if equipped).
Unregistered individuals are not permitted to stay and remain the sole responsibility of the booking guest.
No subletting or assignment of the rental is permitted.
### Events & Noise
Excessive noise or disruptive behavior may result in eviction without refund.
Rowdy or disruptive conduct is not permitted; guests must behave responsibly and avoid causing damage.
### Prohibited Activities
Smoking/Vaping: Strictly prohibited indoors; $500 fee applies if violated.
Pets: Not allowed; $500 fee and eviction if violated.
Emotional Support Animals: Require prior approval; unauthorized ESAs incur a $500 fee and eviction.
### Equipment & Amenities
Appliances & Systems: Use all appliances and systems only for their intended purpose; guest is responsible for proper use and any resulting damage.
Septic System: Only toilet paper may be flushed. Improper use (e.g., feminine products) resulting in damage will be charged.
Linens & Towels: Must remain at the property unless used for shared amenities (if applicable); must be returned after use.
Parking: Lost parking passes/permits may incur fees up to $400 per pass/permit.
### Checkout & Care
Guests must keep the property, furnishings, and contents in good condition throughout the stay.
