- Head to the Incline Village golf courses (2 miles) or travel 4 miles to Diamond Peak Ski Resort. - Nearby public beaches, golf courses, and scenic hiking trails await. - Public beaches like Sand Harbor 3 miles away and Kings Beach 4 miles away are all open to the public.
Parking information
- Parking for two cars in the garage and two in the driveway are provided. - During winter, snow removal from the driveway is provided automatically. But during severe storms, please be patient with the drivers as they are doing all they can to keep up with accumulation. Be sure you know the laws in regard to winter parking. - Do not park in the street. Your car will get a ticket and/or be towed. Driving conditions may be hazardous as well. Be prepared. - Many homes are in HOA’s that do not allow parking on the street even during the summer.

No Refund: Reservations canceled 64 days or less before check-in are not eligible for a refund.

This home has central air-conditioning on the entry-level floor only.
Restrictions
- Minimum night stay requirements vary by home and time of year.
- No loud noises, music, or load vehicles are allowed between the hours of 10:00 pm and 7:00 am. Violations may result in a daily fine of $250 and possible eviction without refund.
- All properties have on-site devices for your security – these may include security alarms, decibel monitoring (which do not record voices), and exterior motion sensors or cameras.
- Outdoor wood-burning fires and charcoal grills are prohibited per local ordinances (gas grills are ok).
- No Barbecue during the winter months.
- Guest may not exceed Max Occupancy for Property at any time.
- Guests take full responsibility for all lost or broken items and any damages to the Property of any kind.
- Guest is responsible for all damage caused by the smoking including, but not limited to, stains, burns, odors, and removal of debris.
- Management assumes no responsibility for lost, stolen, or abandoned items. There will be a $25.00 handling charge plus shipping costs for any found items returned at Guest’s request. Any items not claimed for longer than 30 days, may be donated or sold.
- All of our rentals are in residential areas and may NOT be used for weddings, receptions, parties, or large gatherings. Any disruptive events could result in the eviction and forfeiture of the entire rental amount and security deposit.
- No illegal substances are allowed in the rental, and minors should not be in possession of alcohol.
- No refund shall be given for a number of devices, outages, content, or lack of content or personal preferences with regard to cable/internet/satellite service. Services are provided as a convenience only and are not integral to this agreement.
- Most rentals are not equipped with air conditioning. If so equipped, Air conditioning shall not be set below 72 degrees and the heat shall not be set above 78, and the fan setting shall be “Auto”. Doors and windows shall be closed when either heat or air conditioning is in operation. There are no refunds for the lack of or malfunctioning HVAC units.
- If so equipped, spa heating is included. Pool heating, unless solar equipped is an additional fee and must be paid for prior to use. Guest agrees not to tamper with pool heat controls or manipulate the heater in any way. Pool heat shall not exceed 86 degrees. The guest understands that the area surrounding the pool and spa may not be fenced or secure.
