Our home features 3 comfortable bedrooms for a perfect night's sleep. Each room is outfitted with linens, towels, fluffy pillows and comforters. Linens are available for additional sleeping arrangements.
Restrictions
Guests & Occupancy
- Age Requirement: Primary renter must be at least 25 years old.
- Maximum Occupancy: Occupancy is limited to the property's approved bedroom capacity. Exceeding the limit incurs a $500 fee per unauthorized person and may result in immediate eviction without a refund.
- Registered Guests: Only guests listed on the reservation are permitted. Unregistered overnight visitors are prohibited.
- Identity Verification: Primary guests must complete identity verification and background screening before receiving check-in instructions.
- Property Use: Residential use only. Subletting, transferring the reservation, and commercial filming are prohibited.
- Payment & Security Deposit: Full payment is required before check-in. A refundable security deposit authorization may be required, typically released 7–14 days after departure, subject to damages or fines.
Events & Noise
- Parties & Events: Large gatherings, parties, and events are strictly prohibited.
- Quiet Hours: Generally 10:00 PM–8:00 AM, subject to local ordinances. Noise violations may result in fines or immediate reservation termination.
- Noise Monitoring: Decibel-monitoring devices may be used to detect unauthorized gatherings and excessive noise.
Prohibited Activities
- Pets: Pets are not permitted unless explicitly authorized as an approved service animal. Unauthorized animals may result in substantial fines.
- Smoking & Vaping: Smoking and vaping are prohibited inside the home and around the immediate premises. Violations may incur remediation and damage fees up to $2,500.
Equipment & Amenities
- Security Cameras: Exterior surveillance cameras and smart doorbells may monitor entry points for safety and security.
- Smart Locks: Smart lock activity may be used to monitor property access and occupancy.
Checkout & Care
- Checkout Time: Guests must vacate by the designated checkout time unless prior written approval is obtained. Unauthorized late departures incur a charge of double the daily rate for the holdover period.
Liability & Disclaimers
- Liability Limit: The property manager's liability for standard guest disputes or stay disruptions is limited to the total cost of the stay, subject to a $100 minimum reference amount.
- Dispute Resolution: Booking disputes are subject to mandatory mediation followed by binding individual arbitration under AAA Consumer Rules. Class action participation is waived.
