KEY Curation Notes

This is a freestanding chalet with no shared walls. A rare find in a ski-town condo community, tucked in a quiet corner of the Payday neighborhood beside a pond and stream.

Two king suites and 3.5 baths. Both suites have private baths, one with a steam shower and the other with an expansive dual-head shower; an additional full bath and a half bath serve the rest of the home. The upstairs loft doubles as a private office with a twin bed and trundle for two more guests.

The hot tub looks out over the stream and mountains. It sits right off the private deck, one of three outdoor spaces at the chalet along with a second deck and balcony.

You're two minutes from both Park City Mountain Resort and the Silver Star lift. The free shuttle stop is right across the street too.

Parking is limited to two vehicles, and passes must be displayed. It's uncovered parking, so a third car will need another plan, and the provided pass needs to be visible on the mirror.

Thank you. We had a very pleasant and relaxing family (five adults) vacation. The condo was perfect for us, very quite, with just a short drive to the grocery store, a very short walk to the Silver Star lift, a well equipped kitchen, cosy family room with fire place, and a soothing hot-tub.

Guests & Occupancy

Primary renter must be 25+ and occupy the property for the entire stay.
Maximum occupancy includes adults and children and may not be exceeded.
Primary renter is responsible for all guests and compliance with property and community rules.
Property is for residential vacation use only.

Events & Noise

Parties & Events: Parties, events, and unauthorized gatherings are prohibited.
Violations: Unauthorized events or disruptive behavior may result in immediate eviction without refund.

Prohibited Activities

Pets: Allowed only at designated pet-friendly properties with prior approval. Maximum 2 house-trained adult dogs (1+ year old); breed, weight, and condition must be disclosed.
Pets must be supervised or crated when unattended, properly identified, current on rabies vaccination, controlled at all times, house-trained, non-aggressive, and cleaned up after. Keep pets off furniture and counters.
Approved animals incur a $150 non-refundable cleaning fee. Unauthorized/unreported animals incur a minimum $500 fee, plus cleaning and damages.
Assistance Animals is subject to applicable requirements and property rules where legally permitted; guests remain responsible for animal-related damage and cleanup.
Smoking: Smoking indoors is prohibited. Violations incur a minimum $500 fee, plus applicable cleaning/damage charges, and may result in eviction.
Parking Restrictions: RVs, boats, motorcycles, or campers may be restricted by the property or community.

Equipment & Amenities

Equipment: Report broken, missing, or malfunctioning items promptly. Guests are responsible for damage caused by misuse or user error.
Fireplaces _(if equipped)_: For cold-weather use only and may not be used while A/C is running. Wood-burning fireplace use may incur a $50 cleaning fee.
Hot Tubs _(if equipped)_: Typically maintained at 100–102°F. No glass is permitted; children require adult supervision. Misuse, overcrowding, or excessive cleaning/treatment may incur additional charges.
Locked Areas: Locked closets, cabinets, and rooms are off-limits.
Property Access: Entry may be required with notice for inspection, maintenance, or repairs; emergencies may require entry without notice.
Malfunctions: No refunds for temporary appliance, A/C, utility, equipment, or mechanical failures.
Lockouts: User-error lockouts incur a $100 service fee.
### Checkout & Care
Check-in: 4:00 PM. Early check-in requires prior approval and may incur an additional fee.
Check-out: 10:00 AM. Unauthorized late checkout may incur $150 or one additional night’s rent, whichever is greater.
Departure: Secure doors/windows, wash dishes, empty the refrigerator, dispose of trash, leave used beds unmade, and return all keys, permits, fobs, and remotes.
Lost Items: Keys $50; parking permits $50; fobs/clickers $125, or applicable replacement cost if greater.
Excessive Cleaning: Additional charges may apply when the property requires cleaning beyond normal turnover.
Damage: Report damage immediately. Guests are responsible for repair/replacement costs not covered by the Damage Waiver.
Damage Waiver: Covers up to $1,500 in qualifying accidental interior damage. Neglect, intentional damage, and pet-related damage are excluded.
Left Items: Returned belongings incur a $45 handling fee plus shipping.

If the property becomes unavailable for reasons beyond reasonable control, unused payments may be refunded and alternative accommodations may be offered when available.
