Parking information
- The estate features a long, winding private driveway that opens up to a large parking area directly on-site, offering secure vehicle storage behind closed gates. - All guest and visitor vehicles must park strictly within the property lines. Parking on public streets, narrow access roads, or neighboring easements in the surrounding hillside is strictly prohibited by Sonoma County vacation rental regulations. - The maximum number of vehicles allowed on the property is restricted based on the estate's strict overnight occupancy limits. Exceeding this limit or causing traffic congestion can result in immediate fines or towing.

Guests & Occupancy
- Age Requirements: Must meet the age requirements outlined in the rental agreement.
- Occupancy Limits: Occupancy is limited to the number of guests disclosed and approved in the rental agreement.
- Guest Responsibility: The reserving guest is responsible for all occupants, visitors, damages, charges, and compliance with rental policies.
- Unauthorized Guests: Unapproved additional occupants, parties, or gatherings may result in immediate eviction, forfeiture of the security deposit, and additional charges. Occasional visitors are permitted if they do not exceed approved usage limits.
- Approved Use: Subletting is prohibited. Commercial use of the property, including filming, photography, or events, is prohibited and may result in full security deposit forfeiture.
Events & Noise
- Events & Gatherings: Parties, events, weddings, and large gatherings are prohibited unless approved in writing in advance.
- Written Approval: Any use beyond standard residential vacation occupancy requires prior written approval.
- Noise Compliance: Occupants must comply with all applicable local noise ordinances and neighborhood regulations.
Prohibited Activities
- Pets: Not permitted unless approved in writing in advance. Unauthorized pets may result in immediate eviction and forfeiture of the full security deposit. Approved pets remain the occupant’s responsibility for all damages, cleaning, treatments, and related costs.
- Smoking/Vaping: Smoking of any kind is prohibited inside or around the property. Violations may result in eviction, forfeiture of the full security deposit, and liability for all cleaning, odor removal, and repair costs.
- Illegal Activities: Any illegal activity on the property is prohibited and may result in immediate eviction without refund.
Equipment & Amenities
- Pool Heating _(if equipped)_: Heated pools may require an additional charge of $150–$200 per day, depending on the property and season. Monthly renters are responsible for pool heating costs based on actual usage.
- Utilities: Excessive utility usage or charges may be deducted from the security deposit.
- Restricted Access: The owner retains legal access rights to the property during the rental term.
- No Refunds for Amenity Issues: Utility interruptions, equipment failures, or amenity outages beyond the owner’s control do not entitle occupants to refunds.
Checkout & Care
- Checkout Time: Check-out is 10:00 AM.
- Late Departure Fee: Failure to vacate by the scheduled check-out time will result in a fee of $100 per hour, deducted from the security deposit.
- Property Condition: The property must be left tidy and clean, with trash and debris properly disposed of.
- Missing Items & Damages: Security deposit deductions may apply for damages beyond normal wear and tear, missing items, unpaid charges, excessive utility usage, or failure to leave the property in acceptable condition.
Liability & Disclaimers
- Not responsible for loss, theft, damage, fire, vandalism, water damage, or other loss affecting personal property or vehicles.
- Occupants assume responsibility for themselves and their guests except where injury results directly from the condition of the premises.
- Occupants agree to indemnify, defend, and hold harmless the homeowner and property manager from claims, liabilities, damages, legal costs, and attorneys’ fees arising from the stay.
- In emergency situations, occupants may be relocated to a comparable property. Any increase in rental cost for the replacement property is the occupant’s responsibility.
- The rental grants transient occupancy only and does not create a tenancy. Violations of rental policies may result in immediate eviction without refund, forfeiture of the security deposit, and pursuit of legal remedies.
