Things you need to know

Restrictions

  • Minimum night stay requirements vary by home and time of year.
  • It is agreed that the Premises shall be used only for residential purposes, no animals, and for no other purpose whatsoever.
  • The number of persons will not exceed the maximum occupancy stated in the reservation unless approved in writing by the agent in advance. If the maximum occupancy is not respected, the agent has the right to charge the tenant $250 p/night p/person over the said maximum occupancy.
  • Reservation prices do not include expenses and items not mentioned, including, but not limited to transportation, tips for personal services, meals, insurance, telephone calls, and other items of a personal nature.
  • Tenant in the Premises' possession, use, and occupancy agrees to observe and comply with all restrictions, laws, and ordinances affecting the Premises or occupancy thereof.
  • Tenant further agrees that no use shall be made of the Premises, or acts done which will increase the existing rate of insurance upon the Premises, or will cause a cancellation of any insurance policy covering the Premises.
  • Smoking is not permitted in any residence. A $150 fee may be charged for ionization if smoking in the property is detected.
  • The tenant & his/her guests also agree not to sell, possess or use illegal drugs of any kind on the premises and agree not to use the property in any unlawful or immoral manner.
  • Absolutely no pets are allowed on the property without the written consent of the agent. If pets are brought to the property agent has the right to evict the tenant without any refund.
  • The tenant is under no circumstances allowed to host any parties & or events without the written consent of the landlord or agent.
  • Tenant agrees that excess soiling of the residence, sheets, towels & furniture will incur additional charges and will be assessed on a case-by-case basis.
  • Tenant accepts the condition, size, and configuration of the property as/is condition. Neither tenant nor landlord has made any representations, warranties, or promises of any kind or nature to provide any furniture or equipment in the property other than that which is presently located in the property unless approved in writing by the agent.
  • The tenant agrees to keep the property in good, clean condition, not rearrange furniture and report any damage to the villa or inventory directly to the agent as soon as possible. Tenant agrees to allow access to agent for repairs to the property when needed.
