Neighborhood: Park City - This three-story townhouse sits directly alongside the golf course at Park Meadows Country Club, less than four miles north of Park City's historic Main Street. For renowned winter sports, head to the main base area of Park City Mountain (three miles), Canyons Village (four miles), or Deer Valley Resort (five miles). Spend summer days golfing, hiking the Cove and Sunny Slopes Trails a few blocks away, or riding bikes on the Union-Pacific Rail Trail.

- *Pets:** No pets allowed at any time.
- *Smoking/vaping:** Smoking and vaping are not permitted anywhere on the premises; fines may apply.
- *Illegal substances:** Use of illegal substances is strictly prohibited.
- *Fireworks:** Fireworks are not allowed on or near the property.
- ### 4. Equipment & Amenities
- *Parking rules:** Free parking available for two vehicles only; do not block driveways or access routes.
- *Internet/phone/TV restrictions:** Complimentary WiFi and cable provided; service disruptions are not grounds for refunds.
- *Appliances (grills, etc.):** Gas grill (if equipped) must be used safely and cleaned after use.
- *Locked areas/restricted facilities:** Certain areas may be locked for owner use and are not accessible to guests.
- *No refunds for malfunctions:** No refunds will be issued for temporary outages of utilities or malfunctioning amenities.
- ### 5. Checkout & Care
- *Cleaning expectations:** Please leave the home in a tidy condition; excessive mess may result in additional cleaning fees.
- *Furniture placement:** Do not move indoor or outdoor furniture.
- *Trash/grill cleaning:** Remove trash and clean grill (if used) before departure.
- *Key return:** This home uses a digital lock; no physical key return required.
- *Checkout procedures:** Checkout time is 10:00 AM sharp; late departures may incur fees.

- *Lost/stolen items:** Management is not responsible for lost, stolen, or forgotten items.
- *Injuries (pool, spa, hot tub):** No hot tub or pool on site; guests assume responsibility for personal injuries.
- *System failures:** Temporary interruptions in HVAC, internet, or appliances may occur and are not grounds for compensation.
- *Weather/natural disasters:** No refunds for weather-related delays, travel issues, or cancellations.
- *Construction:** Nearby construction may occur and is outside of management’s control.
