Things you need to know

At ‘South,’ enjoy resort-style pools that include the adults-only Cabana Pool with views of South Town Lake; the Splish Splash Family Pool with splash pad; and intimate Neighborly Square Pool and others. Guests enjoy parks, lakeside boardwalks, a community pier and fishing pavilions, and a playscape. You also can access amenities at Cinnamon Shore North, including on-site restaurants and Town Center fun.

Guests will have a two-day supply of start-up sundries. This typically includes dish soap, sponge, paper towels, toilet paper, facial tissue, bath soap, shampoo, conditioner, and hand lotion. Other than the initial complimentary supply, guests will need to purchase items needed from a local store or bring those items with you. If supplies are missing from the home, it must be reported within one hour of arrival.

Restrictions

Guests & Occupancy

  • Primary renter must be 25+ years old, provide a valid ID at check-in, and remain present for the entire stay.
  • Occupancy is based on bedroom count and existing bedding.
  • No rollaway beds or inflatable mattresses
  • Children under 2 do not count toward occupancy
  • Day visitors may not exceed 2× sleeping capacity and must depart by 10:00 PM
  • Over-occupancy may result in additional fees and/or eviction
  • The booking guest is responsible for the conduct of all occupants and visitors and for communicating house rules to their party.
  • No subletting or assignment of the rental without written approval.

Events & Noise

  • Parties, weddings, or large gatherings are not permitted without written approval.
  • Quiet hours begin at 10:00 PM. All non-registered guests must leave by this time.

Prohibited Activities

  • Pets: Pets are allowed only in approved pet-friendly homes with required pet deposit and cleaning fee. Unauthorized pets result in $1,000 non-refundable penalty. If pet is not removed immediately: $300/day until eviction. Guest maybe evicted without refund for violations. Pets must be leashed, non-disruptive, and waste must be picked up.
  • Smoking / Vaping: No smoking or vaping indoors. Evidence of smoking results in additional cleaning fees (starting at $500).
  • Illegal or Unsafe Activities: Illegal substances, unauthorized vehicles, and unsafe conduct are prohibited.
  • Pools & Common Areas: No pets or glass at pools. No lifeguards on duty.
  • Guests must comply with all community rules, ordinances, and restrictive covenants.

Equipment & Amenities

  • HVAC Regulations: A/C must not be set below 72°F. Frozen systems caused by misuse will result in service charges billed to guest.
  • Internet / TV / Technology _(if equipped)_: Service is not guaranteed. No refunds for outages or interruptions.
  • Guests must report maintenance issues or missing items within 1 hour of arrival.
  • Parking Rules: No street parking. Homes: max 3 vehicles | Condos: max 2 vehicles. Overflow parking in designated areas only.
  • Unauthorized vehicles will be towed at the owner’s expense. RVs, trailers, and boats are not allowed (boat parking at City Marina).
  • Golf Carts _(if applicable)_: Must be registered and insured.Drivers must be 16+ with a valid license. Underage operation results in cart confiscation + rental termination with no refund. No carts on Hwy 361.
  • Restricted Areas: Locked owner closets and restricted spaces are off-limits.

Checkout & Care

  • Home must be left in satisfactory condition. Excessive mess, smoking evidence, missing items, or damage may result in fees starting at $500.
  • Do not rearrange or remove furniture or household items.
  • Trash must be disposed of properly; grills left dirty may incur cleaning fees.
  • Condos: 1 key set | Homes/Townhomes: 2 key sets. $50 per missing key if not returned
  • Checkout is 10:00 AM sharp. Late checkout (must be pre-approved): 11:00–12:00: $100; 12:00–1:00: $200; 1:00–2:00: $300. After 2:00: $350 or 1 night’s rent + tax.

  • Items left behind are considered discarded after 2 weeks. Retrieval is not guaranteed.
  • Not responsible for lost, stolen, or discarded personal belongings.
  • Guests assume all risk for pools, hot tubs, spas, and bodies of water.
  • No refunds for A/C, internet, appliance, pest activity, or other system issues.
  • Not liable for weather-related impacts, including storms or acts of nature.
  • Construction may occur 8:00 AM–6:00 PM (Mon–Sat, occasional Sundays). Noise possible; No refunds for construction-related inconvenience.
