- Free parking available. - Do not park in the street. Your car will get a ticket and/or be towed! Driving conditions may be hazardous as well. Be prepared. Many homes are in HOA’s that do not allow parking on the street even during the summer.

100% Refund: Receive a 100% refund when you cancel your reservation at least 60 days before check-in.
50% Refund: Receive a 50% refund when you cancel your reservation at least 31 days before check-in.
No Refund: Reservations canceled 59 days or less before check-in are not eligible for a refund.
Things you need to know
The beach directly in front of the villa is NOT accessible to renters. A private, members only club occupies this area and is NOT available for use by renters. There is an accessible beach beside the Sheraton Hotel and requires either a golf cart or car to get to.
7-night Christmas reservations must end on or before December 28th. 7-night New Years reservations must start on December 26th or later.
Towels and linens provided.
Restrictions
- Minimum night stay requirements vary by home and time of year.
- An additional $150 USD per person per night will be charged for groups over 18 guests. Max occupancy is 22 guests.
- There is currently construction in and around the Cabo Del Sol community, including the lot adjacent to Casa Brooks. We don't have any definitive information on when the construction will be done or what areas will be worked on at specific times. Please contact us with any questions and we will give you as much information as possible
- Elements of the villa change from time to time. This can include, but is not limited to: furniture, finishes, appliances, new homes/structures, and/or foliage that may block the view. We strive to update our photos when a major element changes the villa's look and feel, but cannot be held responsible for damaged items that need to be replaced to ensure the comfort of our guests and/or plant growth. Please discuss this with your villa specialist and they will be happy to confirm photos or send you updated images to ensure your villa selection is an informed decision.
- No guests in excess of the maximum occupancy specified in the rental agreement shall occupy the property.
- If an unauthorized pet is discovered on the Premises, the Guest will be asked to leave without a refund.
- If smoking does occur on the Premises, (i) Guest is responsible for all damage caused by the smoking including, but not limited to, stains, burns, odors and removal of debris; (ii) Guests may be required to immediately leave the Premises, or be removed from the Premises.
- All of our rentals are in residential areas and may NOT be used for weddings, receptions, parties, or large gatherings. Any disruptive events could result in the eviction and forfeiture of the entire rental amount and security deposit.
- No illegal substances are allowed in the rental, and minors should not be in possession of alcohol. Violations will result in eviction from the property and no refunds will be issued.
- Most rentals are not equipped with air conditioning. If so equipped, and if not regulated otherwise, Air conditioning shall not be set below 72 degrees and the heat shall not be set above 78, and the fan setting shall be “Auto”. Doors and windows shall be closed when either heat or air conditioning is in operation. There are no refunds for lack of or malfunctioning HVAC units.
- Pool heating, unless solar equipped is an additional fee and must be paid for prior to use. Guest agrees not to tamper with pool heat controls or manipulate the heater in any way. Pool heat shall not exceed 86 degrees. The area surrounding pool and spa may not be fenced or secure. Guest is responsible and liable for any damages that occur to the pool and spa and its support equipment through Guest misuse and/or negligence.
- No commercial use.
