Casa Verde was the absolute perfect house for our Miami Bachelorette Trip. The location of the house was near all the hot spots that Miami has to offer. Any questions that needed to be answered during our stay were handled in a quick and timely response. We had 14 women and the house was a great place for us. Restrictions
Guests & Occupancy
- Occupancy limits must be disclosed in advance and may not be exceeded. Overcrowding or undisclosed guests will result in immediate eviction, forfeiture of all payments, additional fees, and charges for unauthorized guests.
- All occupants are bound by the rental agreement. Guests are responsible for compliance with all rules, damages, fines, and violations during the stay.
- Group gatherings, parties, subleasing, and use of the property for unlawful purposes are strictly prohibited.
Events & Noise
- Event Policies: Parties, receptions, and group gatherings are not permitted. Violations may result in immediate termination, eviction, forfeiture of payments, and additional fees.
- Quiet Hours: Noise ordinances typically begin at 10 PM. Guests must comply with all local laws and avoid excessive noise. Violations may result in fines, eviction, and charges.
Prohibited Activities
- Pets: Pets are allowed only with prior approval. Guests must notify the host in their initial message. Minimum $150 non-refundable fee per pet; unauthorized pets incur a $500 penalty and may result in eviction. Weight limits apply. Misrepresentation of service animals may result in additional fees and legal consequences.
- Smoking/Vaping: Smoking is prohibited indoors. Evidence of smoking results in a $500 non-refundable cleaning fee. Additional cleaning fees may apply for debris left on the property.
- Illegal Activities: Illegal or unlawful activity (including underage drinking, disturbances, or police involvement) is strictly prohibited and will result in immediate eviction, forfeiture of payments, and liability for fines.
Equipment & Amenities
- Amenities: Amenities are property-specific and only provided if advertised. Guests are responsible for supplying items and must provide additional supplies, food, and beverages as needed.
- Appliances & Plumbing: Toilets must only be used for toilet paper. Improper use (wipes, paper towels, etc.) or misuse of garbage disposals may result in repair charges.
- Pool/Hot Tub _(if equipped)_: No glass, diving, running, electronics, or use of shampoo/conditioner. Guests must maintain condition during stay. Damage due to misuse will be charged. No lifeguard on duty. Guests assume all risk.
- Equipment Reporting: Guests must report maintenance issues immediately. Misuse resulting in service calls will be charged.
- Parking: Vehicles must be parked in designated areas only. Limits may apply. Violations may result in towing or fines.
- Locked Areas: Access to locked or restricted areas is prohibited and may result in immediate termination, forfeiture of payments, and liability for damages or missing items.
- Security Cameras: Outdoor-only surveillance is in place for safety and security.
- No Refunds for Malfunctions: No refunds or rent reductions for failures of utilities, appliances, internet, HVAC, elevator, or other systems.
Checkout & Care
- Cleaning Expectations: Guests must maintain cleanliness and leave the property in the same condition as found. Additional cleaning fees may apply for excessive mess or damage.
- Equipment & Damage Reporting: Any damage or broken items must be reported immediately. Missing or damaged items will be charged. Guests acknowledge the property condition upon arrival and must report issues within 24 hours. Minor issues (e.g., debris after weather) may not be immediately resolved.
- Furniture & Contents: Items must not be removed or altered. Unauthorized changes (including wiring) are prohibited and will result in charges.
- Trash Disposal: Garbage collection occurs on Tuesday and Friday. Guests may place bins at the driveway if needed and return them afterward; otherwise handled post-checkout.
- Key Return: Failure to return keys or unauthorized duplication will result in fees.
- Late departure will result in additional fees.
Liability & Disclaimers
- Not responsible for package deliveries or personal belongings left behind after checkout. Not responsible for lost, stolen, or shipped personal belongings. Retrieval may incur shipping costs plus a $25 processing fee.
- Not liable for accidents, injuries, or drowning.
- Not liable for failures of utilities, appliances, internet, HVAC, plumbing, or elevator outages.
