Its transformation into a duplex ensures that each of its two accommodations provides a distinct experience, with about 1500 square feet of space on two levels. The right portion of the house invites guests into a world of warmth and relaxation. Its living room, adorned with a cozy gas fireplace and a 42” flat-screen TV, creates the perfect setting for leisurely evenings. The kitchenette, equipped for light culinary endeavors, complements the inviting ambiance. The ground floor's master suite, featuring a king bed and an en suite bathroom with a luxuriously oversized shower, is just the beginning. Upstairs, two additional bedrooms, each boasting a spacious king bed, and a second bathroom, complete this inviting space. On the left side of the property, romance takes center stage in a suite designed for two. A stylish living room with a gas fireplace sets a serene tone. The highlight, however, is the unique pink kitchenette, a favorite among visitors. This area leads to a bedroom where luxury meets comfort, featuring a king-sized bed and an en suite bathroom with a pedestal sink and a separate shower next to a stunning freestanding soaking tub. Such a beautiful place to stay! We rented both suites for a 4 couple wine weekend and loved everything about it! Outdoor living was outstanding and was a great space to spend time and visit. Plenty of space, nice bathrooms, and living area large enough to hang out in. Easy check in and out. Would absolutely book again and 10/10 recommend!

Restrictions
- Minimum night stay requirements vary by home and time of year.
- New Cabins are being built at the back of the property, construction will be happening during weekdays.
- The stairs are original and are very steep, retaining the home’s historic authenticity. Guests with mobility issues should not reserve this.
- Guests are financially responsible for any damages to the property’s contents. Any excess cleaning will be billed to your credit card at an hourly rate of $25.00.
- Children, if allowed, ages 4 and under are free. Children ages 5 years and older will be charged at the adult rate of $35.00 per person. Not all properties are able to accommodate children so please double check the page of the property you are choosing to see if children are allowed.
- If you bring children, or anyone, who wets the bed there will be a $50.00 fee per bed that has been wet. Also, if sheets are ruined by spilling wine, coffee, blood, etc. on them a $50.00 fee will be charged to cover a portion of the cost of replacing each set of sheets ruined.
- We are not responsible for belongings left behind.
- Please be aware of your surroundings, take caution while driving at night, and supervise your children at all times while they are outdoors.
- In addition, all properties do utilize pest control services on a regular basis BUT this does not guarantee pests or bugs will not be visible.
- Fredericksburg city ordinance strictly prohibits weddings and parties within residential neighborhoods. Any violation of observance of city rules can result in a fine. Group party size must be confirmed 10 days prior to arrival.
- Do not leave the lid up or off after you leave the hot tub, the tub will fill with leaves and debris and will need to be completely drained.
- If the weather is hot, guests often choose to lower the temperature while they are in the tub. That is fine, but you MUST raise the temperature when you leave as the tub cannot stay below 98/99 degrees for long (body temperature) before bacteria begins to grow.
- NEVER, ever put any type of bubble bath or oils in the hot tub. Oils or bubble baths will cause the tub to have to be drained immediately.
- Remove all makeup and body lotions/oils before entering the tub as well so it will stay clean and nice for everyone. A layer of scum will appear in the tub if you enter it wearing makeup and/or oils.
- A $75.00 hot tub cleaning fee will be imposed if these rules are broken and we have to drain the hot tub during or immediately after your stay.
- $200 Fines Will Apply For The Following:
- Undisclosed Guests: Rates are based on double occupancy meaning the rates shown are what we charge for either one or two people. After the first two guests, we charge an additional $35.00 per person per night. If it is determined that you have brought more guests than originally indicated, a $200 fine will be incurred and will be charged to the card on file for the reservation.
- Undisclosed Pets: Pets are only allowed at a few of our properties, and only if it is specifically indicated on that room’s page. Some rooms also have weight limitations on pets.
- Smoking is NOT allowed inside any property.
- For your safety and the safety of all our guests, absolutely no candles are permitted to be used at any of our properties.
- If we are called due to complaints violating Quiet Time:
- 1st Offense will result in a $250 fine.
- 2nd Offense will result in a $500 fine.
- If police are called, you are responsible for any fines or fees issued with the citation or warning.
- If police are called there will be a $500 fine, even if no citation is issued.
