Things you need to know

Please remember to bring your beach towels and chairs when you come down!

We provide bed and bath linens, including 1 sheet set per bed, towel sets for persons listed on the agreement, and 1 dishcloth. We take pride in providing high-quality linens. Most properties have a washer and dryer for your use, and we supply washing machine pods for you.

Guests are provided with an amenity starter kit that includes a kitchen trash bag, a roll of paper towels, dishwashing powder, liquid dish detergent, a fresh kitchen sponge, toilet tissue, and soap for the bathrooms. It's possible that you may need to purchase more of these supplies depending on the size of your group and length of stay.

Guests are responsible for the fuel and cleaning the grill.

Restrictions

Guests & Occupancy

  • All guests must be at least 25 years old at the start of the stay or be accompanied by an approved parent or guardian. IDs may be requested.
  • The maximum occupancy may not be exceeded at any time during the stay. This includes daytime visitors.
  • The property is held exclusively for the registered guest. No parties or unauthorized gatherings are permitted. Parties of 25+ guests in the City of Folly Beach require a permit from Public Safety.

Events & Noise

  • Weddings, large gatherings, and events are not permitted unless explicitly approved in writing.
  • Guests must comply with all local noise ordinances.

Prohibited Activities

  • Pets are allowed only with prior approval (if pet-friendly). Max weight 100 lbs. Guests are responsible for all pet-related damage. Pets are not permitted on furniture or bedding. Undeclared pets or pets in non-pet-friendly homes will result in immediate termination without refund. Excessive shedding or extra cleaning may incur additional fees. Edisto Beach: Dogs must be leashed May 1–Oct 31; off-leash permitted Nov 1–Apr 30. Folly Beach: Dogs prohibited 10 am–6 pm May 1–Sept 30; must be leashed at all times.
  • Smoking, vaping, and inhaling substances are strictly prohibited inside all properties. Some homes prohibit smoking anywhere on the premises, including decks.
  • Illegal activities are strictly prohibited.
  • Fireworks are prohibited on Edisto Beach and within the City of Folly Beach. Bonfires and open flames are not allowed. Glass containers are prohibited on both beaches.
  • Beach & Environmental Restrictions: No motorized vehicles, golf carts, or watercraft allowed on the beach (except patrol). Stay off dunes, use designated walkovers, and do not disturb sea oats or park on dunes. Fill holes and flatten sand structures to protect sea turtles. Exterior lights must be off at night (May 1–Sept 30) in the City of Folly Beach. No bicycles or skateboards on sidewalks. Surfing without a leash is prohibited; no surfing 10 am–6 pm in designated swim zones.

Equipment & Amenities

  • Pools & Hot Tubs _(if equipped)_: Use at your own risk. Glass is prohibited in pool areas. Guests assume responsibility for safety, especially with children.
  • Grills _(if equipped)_: Guests are responsible for fuel and cleaning. Grilling is prohibited in condo complexes.
  • Parking: Vehicles must be fully off pavement and sidewalks. Park in the direction of traffic. Do not park within 15 feet of hydrants or intersections. Avoid blocking driveways, sidewalks, dunes, or revetments.
  • Dock Access _(if equipped)_: Use of docks, walkways, floating docks, and swimming areas is at guests’ own risk.
  • All homes are privately owned and furnished per owner preference. Report malfunctioning equipment immediately. Malfunctions are not grounds to void the rental agreement or issue refunds.
  • Door codes are time-sensitive and activate at check-in. No physical keys provided.

Checkout & Care

  • Early check-in may be available with Expedited Cleaning (fee applies).
  • Late check-out may be available with late expedited cleaning (fee applies).
  • Guests must prevent excessive staining of linens. Additional cleaning fees may apply for excessive mess or pet-related cleaning.
  • Departure Requirements: Start dishwasher (if equipped). Remove all trash and food to exterior bins. Secure doors and windows. Vacate the property and parking by 10:00 AM.

Liability & Disclaimers

  • Accidental Damage Waiver: Covers accidental damage per stay. Excludes intentional damage or policy violations. Damage must be reported before departure, or coverage is void. Non-refundable.
  • Use of pools, docks, and beach areas is at guests’ own risk. Guests are responsible for their personal safety and belongings.
  • Weather & Natural Disasters: Mandatory evacuations: Refunds prorated for affected nights, less applicable cancellation fee. If the property is unavailable prior to arrival due to a hurricane, a refund will be issued. No refunds for inclement weather, travel delays, late arrivals, or early departures.
  • Property Access: Management may require access with 24 hours’ notice. Emergency access may occur without notice.
