100% Refund: Receive a 100% refund when you cancel your reservation at least 60 days before check-in.
No Refund: Reservations canceled 59 days or less before check-in are not eligible for a refund.
Things you need to know
Door to door ski shuttle (winter only).
We provide a starting supply of paper towels and toilet paper, which is designed to get you from your arrival through your first grocery run. We recommend picking up a supply to get your through the rest of your stay.
Travel sized shampoo, body wash, and bar soap is provided. We still recommend bringing your own items if you prefer particular brands, or are joining us for an extended stay.
Internet service in Alpine Meadows (satellite provider) is known to be slow compared to urban standards, especially in bad weather. Refunds will not be issued for internet service interruptions.
Restrictions
Guests & Occupancy
- Primary guest must be an adult and stay for the entire reservation.
- Guests under 25 may be refused for stays under 30 nights.
- Maximum Occupancy is 10, excluding children under twelve (12) years of age. Sleeping arrangements for 8.
- $250 per extra guest per day; violations may result in immediate eviction without refund.
- Guest is responsible for all occupants.
- Reservation may not be transferred or used for non-residential purposes.
Events & Noise
- Parties, events, weddings, or gatherings are prohibited.
- Noise complaints result in a $1,000 fee and may require immediate departure.
Prohibited Activities
- Pets: Not allowed without written approval.
- Smoking or vaping: Prohibited anywhere on property; penalty is 3× total rent and fees.
- Illegal activity, fireworks, tents, inflatables, RVs, and trailers are prohibited.
- Use of any outdoor firepit or outdoor fireplace is strictly prohibited.
Equipment & Amenities
- 4WD and snow tires may be required; no refunds for weather or travel disruptions.
- Air conditioning _(if equipped)_: Not guaranteed and not refundable.
- Hot tubs _(if equipped)_: Use-at-own-risk; no children under 12; refunds capped at $250.
- Internet, utilities, and HOA amenities are not guaranteed.
- Parking: Limited to garage/driveway only; no street parking; lost remotes/passes $50 each.
- Locked owner areas are off-limits.
Checkout & Care
- Late check-out fee is $150 per 30 minutes.
- Guests remaining past Noon on check-out day without consent are trespassing.
- Home must be left tidy; extra cleaning is $50/hour.
- Trash must be secured in bear-proof containers.
- Lost keys incur a $200+ re-key fee.

- Not responsible for lost or stolen personal items.
- Guests assume all risk related to hot tubs, snow, ice, decks, and roof hazards.
- No refunds for appliance, utility, internet, or amenity failures.
