What can I say about this property, other than to let you know that we will be spending our 5th time at it in March. We have continuously been impressed at the cleanliness of the property, the amenities in the home (from the cooking utensils, to pool toys, to the number of seating areas for family time), to the pool itself and the hot tub. The location is absolutely perfect for accessibility to a number of restaurants, grocery stores, and shopping. We thoroughly enjoy walking this very quiet neighborhood as well, there is always something to look at . One of the best things here are the beds! There are multiple tv’s with Apple TV boxes which makes it super simple to log into your own streaming services and watch your shows. We have never had internet issues at this home, and we often have to remote into our office and rely on a solid internet connection for this. Things you need to know
Security cameras: Yes, front door ring doorbell camera, a camera pointed at the driveway, and a camera pointed at the side gate into the backyard, garage camera. Cameras will be active during reservations.
The pool can be heated upon request prior to arrival for a fee of $110 per day. No pool heating is offered June 1- September 30. Due to the unpredictable outdoor temperatures and conditions, and pool temperatures may not reach satisfactory levels.
Restrictions
- Minimum night stay requirements vary by home and time of year.
- No Illegal Substances: Illegal substances, including alcohol for minors, are banned. Violations lead to eviction and loss of the rental amount and security deposit.
- Parking Rules: Strict parking rules may apply. Violations result in tickets or towing at the guest's expense, with Management not liable for costs or damages.
- System Failures: Management isn’t liable for damages from system failures (e.g., water, electrical). They will attempt repairs, but no refunds will be given.
- Unforeseen Occurrences: Management isn’t liable for loss or inconvenience from events like weather, natural disasters, or service interruptions. Guests are advised to get a Cancellation Waiver.
- Pools and Spas: Pools/spas might not be fenced. Guests are liable for damages from misuse and use is at their own risk.
- Air Conditioning and Heating: If equipped, AC should not be set below 72°F and heat not above 78°F. No refunds for HVAC issues. Keep doors/windows closed when in use.
- Cleaning Fee: Premises are professionally cleaned before arrival. Guests pay for cleaning after their stay, which is mandatory and non-refundable. Excessive cleaning costs will be charged to the guest.
- Noise Ordinances: Follow strict noise rules, especially from 10:00 pm to 7:00 am. Violations can lead to fines, eviction, and loss of the rental amount and security deposit.
- Pets: Pets are generally not allowed unless pre-authorized. Unauthorized pets incur a $2000 fee plus cleaning costs and can result in eviction and loss of rent. Service animals are allowed with proper documentation, and guests are responsible for any damages.
- No Smoking: Smoking is prohibited. Any damage from smoking will be charged to the guest’s credit card, including costs exceeding the damage waiver or deposit.
- Inspection on Arrival: Guests must inspect and report any issues with the property immediately. This does not entitle them to cancel or receive a refund.
- Construction: There may be nearby construction. Management will address violations but isn’t responsible for disruptions caused by construction.
- Lost Items: Guests are responsible for their possessions. Management isn’t liable for lost or stolen items but will attempt to return found items at the guest’s expense.
- Occupancy Limits: The property is for approved guests only. Over-occupancy incurs a $250 per person per night charge.
- Prohibited Events: The property cannot be used for large events like weddings or parties. Violations result in immediate eviction and loss of the rental amount and security deposit.
- This Agreement shall be governed and construed in accordance with the laws of the State of Arizona and Yavapai County.
