Guests & Occupancy

• The primary Guest must meet the property's specified minimum rental age. Guests below the required age must be accompanied by a parent or legal guardian.
• Occupancy is limited to the reservation's Guest count and the property's maximum occupancy, unless otherwise authorized in writing.
• The primary Guest must occupy the property throughout the stay and is responsible for all occupants, damages, and rule violations.
• The property is for temporary residential use only. Permanent residency is prohibited.

Events & Noise

• Events and parties are prohibited unless expressly authorized in writing and permitted by property-specific rules. Additional conditions and fees may apply.
• Quiet hours are 10 PM–8 AM. Noise audible outside the property and disturbances to neighbors are prohibited.

Prohibited Activities

• Pets: Pets require specific authorization. Legally required service animals are permitted; emotional support animals require pet authorization. Unauthorized animals may incur charges up to $1,000.
• Smoking: Smoking is prohibited anywhere on the property, including outdoor areas.
• Illegal Activities: Criminal activity, including unlawful internet downloads, is prohibited.
• Commercial Use: Commercial photography and filming require express written approval. Additional conditions and fees may apply.
• Structures: Tents and temporary structures require express written approval.

Equipment & Amenities

• Swimming Pool _(if equipped)_: Diving, running, rough play, glassware, and swimming outside posted hours are prohibited. Children must be supervised, and children under 12 and non-swimmers must wear life vests.
• Waterfront & Watercraft_ (if equipped)_: Safety rules and applicable laws must be followed. Properly fitted flotation devices must be used when operating watercraft; minors must be supervised, and impaired operation is prohibited.
• Grills _(if equipped)_: Charcoal grills are prohibited.
• Parking: All applicable parking restrictions and limitations must be followed.
• Maintenance reporting: Maintenance issues, housekeeping concerns, and hazardous conditions must be reported promptly. Reasonable access must be permitted for inspections and repairs, with emergency entry allowed when necessary.
• Amenity Availability: Amenities are provided as-is, and the availability and condition of shared facilities are not guaranteed.
• Monitoring: Temperature and noise-level monitoring devices may be used. Noise monitors measure decibel levels without recording audio.

Checkout & Care

• Check-In & Checkout: Designated check-in and checkout times must be followed. Early check-in or late checkout may be available for an additional fee. Unauthorized late departures may incur charges up to one night's rental and removal of occupants and belongings.
• Property Care: The property must be left in the same condition as upon arrival, with doors and windows secured when unattended and at checkout.
• Cleaning: Excessive cleaning or policy violations, excluding pet violations, may incur fees up to $500 or actual cleaning costs, if higher.

Liability & Disclaimers

• The primary Guest is responsible for property damage, damaged or missing contents, bodily injury caused by occupants, and applicable fines. Uncovered charges may be billed to the card on file.
• Use of the property, amenities, and surrounding natural areas is at the Guest's own risk. Adults are responsible for supervising minors.
• Refunds or compensation are not guaranteed for adverse weather, natural disasters, mechanical failures, utility outages, government orders, or other circumstances beyond reasonable control.
• A comparable property may be substituted if the original becomes unavailable. If comparable accommodations are unavailable, another available property with a price adjustment or a full refund may be selected.
• Violations may result in immediate removal without refund.
• Liability for injuries, property loss, and related damages is limited as permitted by law. Guests are responsible for claims arising from their actions or those of other occupants.
