The home comes with a complimentary starter pack of amenities including rolls of paper towels, dishwasher tablets, trash bags, dishwashing liquid, hand soap, shampoo, conditioner, body lotion, toilet paper, detergent and basic condiments. You are responsible for the purchase of any additional items you may require during your stay.

Restrictions

Guests & Occupancy

  • Maximum Occupancy: Property may only be occupied by the number of guests approved in the reservation. Over-occupancy results in a $250 per person, per night fee.
  • Unauthorized Guests: Only registered guests are permitted on the property.
  • Approved Use: Property is for lodging purposes only.

Events & Noise

  • Weddings, parties, and large gatherings are strictly prohibited. Violations result in immediate eviction and loss of rental amount and security deposit.
  • Quiet hours are enforced. Violations may result in fines, eviction, and loss of rental amount and security deposit.

Prohibited Activities

  • Pets: Pets are not allowed unless pre-authorized. Unauthorized pets incur a $2,000 fee plus cleaning costs, and may result in eviction and loss of rent. Service animals are permitted with proper documentation, and guests are responsible for any damages.
  • Smoking/Vaping: Smoking is prohibited. Any damage will be charged to the guest’s credit card, including costs exceeding the damage waiver or security deposit.
  • Illegal Substances: Illegal substances, including alcohol for minors, are prohibited. Violations result in eviction and forfeiture of rental amount and security deposit.

Equipment & Amenities

  • HVAC Settings _(if equipped)_: Air conditioning may not be set below 72°F and heat may not exceed 78°F. Doors and windows must remain closed while in use. No refunds for HVAC issues.
  • Pools & Spas _(if equipped)_: Pools and spas may not be fenced. Use is at guest’s own risk. Guests are liable for damages caused by misuse.
  • Parking: Strict parking rules apply. Violations may result in tickets or towing at the guest’s expense. Management is not liable for related costs or damages.
  • System Malfunctions: Management will attempt repairs for utility or system failures (water, electrical, internet, etc.), but no refunds will be issued for outages or malfunctions.

Checkout & Care

  • A mandatory, non-refundable cleaning fee applies. The property is professionally cleaned prior to arrival. Excessive cleaning or damage will be charged to the guest.
  • Guests must report any issues immediately upon arrival. Reporting does not entitle guests to cancellation or refund.

Liability & Disclaimers

  • Guests are responsible for their belongings. Management is not liable for lost or stolen items. Found items may be returned at the guest’s expense.
  • Guests assume all risk associated with use of the property and amenities, including pools and spas.
  • Nearby construction may occur. Management is not responsible for related noise or disruptions.
