Things you need to know
SUMMER GUESTS- this property does not have AC.
The property is equipped and set up as fully furnished, including linens, blankets, pillows, and towels as well as a fully equipped kitchen, TVs, and furnishings. Although we have made every effort to anticipate most guests’ needs, we may not have all the items you are accustomed to having at your home. If there is an item you cannot do without, we suggest bringing it along.
Although the bathroom will be stocked with soap, shampoo, and conditioner, you might want to bring with you personal items that will make your trip more enjoyable and comfortable. Guests should also be ready to purchase their own laundry detergent, additional dish soap, and dishwasher detergent as this is not guaranteed or consistently provided in our rental units. If guests are staying long term, more than 7 days, they will be required to provide any additional toilet paper, paper towels, and trash bags for the duration of their stay (units are equipped with starter dish soaps, toiletries- hand soap/shampoo/conditioner, toilet paper, paper towels, and trash bags).

Guests & Occupancy
- The primary Guest must be over 25 years old and occupy the property throughout the reservation.
- Maximum sleeping capacity must not be exceeded. Occupants must be family members, friends, or responsible adults.
- The primary Guest is responsible for all occupants, property damage, losses, and excessive cleaning charges.
Events & Noise
- Parties & Events: Parties, events, loud outdoor music, and excessive noise are prohibited.
- Noise Violations: Law enforcement responses to disturbances incur a minimum $250 fee per incident. Disturbance complaints may result in immediate eviction.
Prohibited Activities
- Pets: Only permitted in designated pet-friendly properties. Additional cleaning fees or deposits may apply.
- Smoking: All properties are non-smoking. Violations incur additional cleaning charges.
- Illegal Activities: Illegal activities, including alcohol possession or consumption by anyone under 21, are prohibited.
Equipment & Amenities
- Hot Tub & Patio _(if equipped)_: Posted safety rules must be followed. Wet decks and patios may be slippery.
- Provided Amenities: Furnishings, linens, towels, kitchen equipment, and TVs are supplied. Specific household items are not guaranteed.
- Starter Supplies: Basic toiletries, dish soap, toilet paper, paper towels, and trash bags are provided. Additional supplies, including laundry and dishwasher detergent, are the Guest's responsibility. For stays exceeding 7 days, replenishment of consumables is required.
Check-Out & Care
- Check-In: 4:00 PM. Early check-in requires prior approval and property readiness.
- Check-Out: 10:00 AM. Late checkout requires prior approval.
- Cleaning: The property must be left in its original general condition, and the checkout checklist must be followed. Excessive cleaning charges may apply.
- Keys & Remotes: All keys, remote controls, and garage door openers _(if equipped) _must be left at the property. Keys will only be issued to adults. Replacement fees apply to missing items.
Liability & Disclaimers
- Unauthorized occupancy, illegal activities, property damage, or disturbances may result in immediate removal and forfeiture of payments.
- The Guest assumes risks associated with occupancy and amenity use. Liability for personal injury, loss, or property damage is disclaimed.
- No refunds are provided for temporary water, gas, electricity, or plumbing interruptions.
- No refunds are provided for weather conditions, lack of snow, natural disasters, or circumstances beyond reasonable control.
- If the reserved property becomes unavailable, a comparable property may be substituted at no additional cost. If declined, a full refund will be issued as the sole remedy.
