Located just steps from the Dune Allen Beach public access on scenic 30A, Dune It Up is an expansive three story coastal retreat designed to comfortably host large gatherings. With Gulf views, generous living areas, and accommodations for up to thirty guests, the home offers a thoughtful layout that balances shared spaces for entertaining with private suites throughout the property. The first floor is dedicated to entertainment and outdoor living. Guests are welcomed by a spacious game room featuring a pool table, wet bar, and seating area that opens directly to the backyard. Outside, the resort style pool area includes a large private pool, spillover spa, outdoor kitchen, and multiple dining and lounge spaces. Two guest bedrooms with ensuite bathrooms are also located on this level, providing convenient access to the pool and outdoor areas. The second floor serves as the main living level of the home, showcasing sweeping Gulf views, a gourmet kitchen with a large quartz island, and multiple dining areas designed for gathering. The open living room leads to expansive balconies overlooking the Gulf and pool below. Two additional guest suites are located on this level. The third floor offers even more sleeping accommodations with four king suites, a media room with additional sleeper sofas, and a bunk nook perfect for larger groups. Guests can also enjoy two additional balconies and access to the rooftop deck, where panoramic Gulf views provide the perfect setting to relax after a day at the beach just steps away.

The house was more amazing than we could have had imagined. We had 23 people in our group and there was a bed for everyone! Because of all the kids we had with us the pool was perfect… it was so big and open and a favorite from our group for sure. We travel with these families all the time and have stayed in many different cities and houses and this house had everything you need for a large group. Plenty of space to hang out, multiple sinks, multiple dishwashers and plenty of fridge/freezer space. First time in a long time where we felt like the home was equipped to handle large groups. We would absolutely stay here again. Oh! And beach access was super easy. Literally right across the street and one house over. So getting our crew to the beach was a breeze.

Things you need to know
The home is well equipped with linens on each bed, as well as an extra set for any sleeper sofas that may be in the home. Each bathroom is stocked appropriately with bath towels, hand towels, wash cloths, and bath mats to accommodate the sleeping capacity of the home. There are starter sets of soap, detergent, dish soap, and toilet paper there for your convenience. Kitchens are each stocked with enough dishes, serving pieces, glassware, and all the other kitchen necessities to prepare meals during the guests stay.
We provide a starter set of laundry detergent for our guests to use when they arrive.
We take cleanliness seriously. Upon every guest departure, the property is thoroughly inspected and cleaned, then inspected again before arrival to ensure it's cleanliness, as well as making sure there are no other potential issues that may arise in the home. Deep cleans are performed during offseason and extended vacancies as well. And because the owners of each property stay here too, we strive to ensure the same fresh and clean experience they'd expect to every guest.

Heated pool - $150/night (available Oct-April only).

Restrictions
- Minimum night stay requirements vary by home and time of year.
- No early check-in or late check-out. A half-day rent charge will be assessed if the guest does not check-out promptly.
- If the property has been found to be smoked in, a $1,000.00 fee will be assessed. If guest chooses to smoke outside, all cigarette/cigar butts must be removed off property. If butts are found on or around property, an additional $1,000.00 fee will be assessed.
- One (1) guardian is required for every four (4) singles under the age of twenty-five. Guardians must accompany their children under the age of twenty-five (25) at all times and be present at the time of check-in.
- The maximum number of guests for this property is limited to a specific occupancy. Exceeding the maximum occupancy will result in immediate eviction and forfeiture of all money paid. No more than 30 persons are allowed on the property at any time.
- Longer minimum stays may be required during peak seasons or holiday periods.
- While linens and bath towels are included in the unit, daily maid service is not included in the rental rate however is available at an additional rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the units. Daily maid service is offered under the guest services at an additional cost.
- Please be considerate of your neighbors. Radios, stereos, and all other musical or entertainment devices will be played in compliance with the decibel level. Music played inside may not be heard outside of the property with the doors and windows closed. At 10:00 P.M., all guests not staying at the property need to depart from the premises.
- Weddings of up-to 50 guests allowed. A minimum $750 event fee (depending on property) will be assessed for any weddings or events. All events must meet local restrictions, HOA rules and follow noise restrictions. The guests are responsible for any permits necessary for beach weddings.
