Located just steps from the Dune Allen Beach public access on scenic 30A, Dune It Up is an expansive three story coastal retreat designed to comfortably host large gatherings. With Gulf views, generous living areas, and accommodations for up to thirty guests, the home offers a thoughtful layout that balances shared spaces for entertaining with private suites throughout the property. The first floor is dedicated to entertainment and outdoor living. Guests are welcomed by a spacious game room featuring a pool table, wet bar, and seating area that opens directly to the backyard. Outside, the resort style pool area includes a large private pool, spillover spa, outdoor kitchen, and multiple dining and lounge spaces. Two guest bedrooms with ensuite bathrooms are also located on this level, providing convenient access to the pool and outdoor areas. The second floor serves as the main living level of the home, showcasing sweeping Gulf views, a gourmet kitchen with a large quartz island, and multiple dining areas designed for gathering. The open living room leads to expansive balconies overlooking the Gulf and pool below. Two additional guest suites are located on this level. The third floor offers even more sleeping accommodations with four king suites, a media room with additional sleeper sofas, and a bunk nook perfect for larger groups. Guests can also enjoy two additional balconies and access to the rooftop deck, where panoramic Gulf views provide the perfect setting to relax after a day at the beach just steps away.

KEY Curation Notes

Beach access is less than 20 yards away — the Dune Allen Beach public access point is directly across 30A, making this one of the most convenient beach-to-door situations on the west end of the corridor.

The resort-style private pool is a genuine standout — sunk-in bench seating, a spillover spa tub, a swim-up cabana, and an outdoor kitchen with two al fresco dining tables. Pool heating runs $150/night and is available October through April only.

A golf cart and four bikes are included. The rooftop deck adds another layer of outdoor space with direct Gulf views, and the first-floor game room includes a pool table and wet bar seating five.

Eight of nine bedrooms have private en-suite baths. Six king bedrooms are on the upper two floors, all with Gulf views; Bedroom 9 is a bunk nook with two sets of twin/twin bunks and a shared bath. Two sleeper sofas in the living room and one in the media room extend the group capacity to 30.

The home is pet friendly. Starter supplies are minimal for a group this size; KEY.co can arrange grocery delivery before arrival.

The house was more amazing than we could have had imagined. We had 23 people in our group and there was a bed for everyone! Because of all the kids we had with us the pool was perfect… it was so big and open and a favorite from our group for sure. We travel with these families all the time and have stayed in many different cities and houses and this house had everything you need for a large group. Plenty of space to hang out, multiple sinks, multiple dishwashers and plenty of fridge/freezer space. First time in a long time where we felt like the home was equipped to handle large groups. We would absolutely stay here again. Oh! And beach access was super easy. Literally right across the street and one house over. So getting our crew to the beach was a breeze.

Things you need to know

The home is well equipped with linens on each bed, as well as an extra set for any sleeper sofas that may be in the home. Each bathroom is stocked appropriately with bath towels, hand towels, wash cloths, and bath mats to accommodate the sleeping capacity of the home. There are starter sets of soap, detergent, dish soap, and toilet paper there for your convenience. Kitchens are each stocked with enough dishes, serving pieces, glassware, and all the other kitchen necessities to prepare meals during the guests stay.

We provide a starter set of laundry detergent for our guests to use when they arrive.

We take cleanliness seriously. Upon every guest departure, the property is thoroughly inspected and cleaned, then inspected again before arrival to ensure it's cleanliness, as well as making sure there are no other potential issues that may arise in the home. Deep cleans are performed during offseason and extended vacancies as well. And because the owners of each property stay here too, we strive to ensure the same fresh and clean experience they'd expect to every guest.

Restrictions

Guests & Occupancy

The primary guest must be at least 25 years old. One guardian is required for every four Guests under 25 and must accompany them throughout the stay and be present at check-in. Reservations by unaccompanied students or singles under 25 are prohibited.
Occupancy is limited to the property's approved capacity, with no more than 30 persons permitted on-site at any time.
The primary guest is responsible for all occupants, visitors, and compliance with rental and community regulations.
Reservations obtained under false pretenses are prohibited.

Events & Noise

Events & Weddings: Prior written approval is required for all events and weddings. A minimum $750 event fee applies, varying by property. Events must comply with local ordinances, HOA restrictions, and permit requirements. The agreement specifies a maximum of 35 persons for events, subject to the stricter 30-person property occupancy limit.
Quiet Hours: Quiet hours are 10 PM–7 AM. Outdoor noise must not exceed 50 decibels, and indoor music must not be audible outside with doors and windows closed.

Prohibited Activities

Pets: Only small dogs are permitted in pet-friendly properties, with a maximum of two dogs weighing no more than 30 lbs. each. A $175 pet fee applies.
Service & Support Animals: Written accommodation requests must be submitted at booking or as soon as possible, with supporting documentation where legally permitted. Policy violations may result in charges up to $500 plus cleaning costs.
Smoking: Smoking indoors is prohibited. A $1,000 fee applies for violations. Outdoor smoking is permitted only if all cigarette and cigar butts are removed; an additional $1,000 fee applies for discarded butts.
Visitors: All non-registered visitors must depart by 10 PM.
Underage Activities: Underage drinking and partying are prohibited.

Equipment & Amenities

Pool & Hot Tub _(if equipped)_: Diving or jumping poses injury risks. Minors must be supervised by an adult. Pool or spa heating requires an additional fee and must be requested at least seven days before arrival. Malfunctions must be reported promptly. No compensation is provided for heater malfunctions or community amenity interruptions.
Parking: HOA parking restrictions must be followed. RVs, boats, trailers, jet skis, and additional vehicles may be prohibited or limited.
Linens & Towels: A one-time linen and towel setup is included. Linens and towels must remain on the property; Guests should bring their own beach towels.
Community Amenities _(if equipped)_: Access and availability are subject to community regulations and maintenance schedules.

Checkout & Care

Check-In & Checkout: Check-in is after 4 PM CST, and checkout is by 10 AM CST. Early check-in and late checkout are not permitted. Failure to depart on time results in a half-day rental charge.
Cleaning: A mandatory housekeeping fee applies to all reservations and varies by property size. Guests must wash dishes, remove garbage, and leave the property neat and orderly. Excessive cleaning charges may apply, including a $75 fee for garbage left inside.
Housekeeping: Daily housekeeping is not included but may be arranged for an additional fee.
Keys & Access Devices: All keys and garage door openers must remain at the property upon departure. Lost or misplaced items incur the following fees: $25 per door key, $75 per electronic fob, $75 per community amenity pass, and $75 per garage door opener.

Liability & Disclaimers

Non-refundable Damage Protection covers up to $3,000 in accidental interior damage reported before checkout. Exclusions include soiled or missing linens, lost keys, theft, excessive cleaning, garbage removal, and rental or HOA violations. Uncovered charges may be billed to the payment method on file.
A refundable credit card hold may be required for certain properties. The hold is released after checkout, provided no chargeable damages are identified.
Guests are responsible for applicable community or association fines.
Guests assume responsibility for personal injury, death, loss, or property damage during their stay, including risks associated with pools and hot tubs.
If the reserved property becomes unavailable, a comparable accommodation or full refund may be offered. Additional expenses or consequential damages are excluded.
Resort fees are non-refundable upon cancellation.
Failure to comply with rental terms, occupancy limits, property rules, or community regulations may result in immediate eviction and forfeiture of all payments. Additional fees, damages, and applicable penalties may be charged to the Guest.
