Gulf-front with private beach access. This condo sits directly on the sand at the east end of Panama City Beach, on South Thomas Drive, with beach access reserved for the resort.
West-facing Gulf balcony. The private balcony faces west over the water, putting the sunset in view through the evening.
Three Gulf-front pools. The resort runs three pools along the water, one heated seasonally, alongside a hot tub.
Resort grounds. Tennis, racquetball, and shuffleboard courts, a fitness center with a dry sauna, community gas grills, and on-site coin laundry round out the property.
Updated one-bedroom layout. A queen bedroom and a living-area sleeper sofa sleep four, with a full bath and tub-shower combo. The interior carries luxury vinyl plank flooring, stainless appliances, and upgraded cabinetry.

Whether your trip is focused on quiet beach mornings, sunset balcony views, or exploring local hot spots, Sunbird provides a convenient home base for a memorable stay on the Emerald Coast.

Parking information

- The parking fee is $35 per unit. Armbands are $6 each (guests can purchase up to 4 armbands total). This price includes the sales tax and fees. A "Park N Spot" system is now featured at this resort. Guests can log in and add their vehicle and family information into the system. This allows guests to register and pay for the parking pass and wristbands prior to arrival (which speeds up the check-in process). - Based on occupancy, parking may be restricted to one vehicle per unit. For instance, from March to September, only 1 car is allowed. When the office is closed (after 5pm, weekends, and holidays), security can issue a permit and accept payment. Additional cars can park in the overflow lot across the street from Ripley’s, but please note there is a daily fee to park there.

Guests staying at Sunbird can enjoy community amenities that include pickleball courts, tennis courts, and convenient on-site parking.

Restrictions

Guests & Occupancy

  • Primary renter must be 21 and stay in the unit.
  • Do not exceed maximum occupancy. Children under 2 count toward occupancy.
  • Booking guest is responsible for all occupants, visitors, damages, and rule violations.
  • No subletting, reservation transfers, or booking for another party.

Events & Noise

  • No Parties or Events: Gatherings exceeding occupancy limits are prohibited.
  • Quiet Hours: 10 PM–7 AM (or as posted by the community).

Prohibited Activities

  • Unauthorized pets prohibited. $500 fee plus cleaning/damage charges.
  • Smoking/vaping is prohibited anywhere on the property. $500 fee plus remediation costs.
  • No illegal drugs.
  • No firearms or weapons.
  • No climbing, jumping, throwing items, or hanging items from railings.

Equipment & Amenities

  • Wi-Fi: Provided as a convenience; not guaranteed. No refunds for outages.
  • A/C _(if equipped)_: Keep doors/windows closed when running. Recommended setting: 70–75°F.
  • Park only in designated areas. No RVs, trailers, boats, or oversized vehicles unless approved. Towing fees are guest responsibility.
  • Amenity Wristbands: Required at Tidewater. Lost wristbands: $25 + tax each.
  • Amenities: Availability may be affected by HOA/resort maintenance, inspections, or closures. No refunds for interruptions.
  • Security Cameras: Exterior cameras may be in use.

Checkout & Care

  • Leave the property in reasonable condition. Guests are responsible for damage, missing items, and excessive cleaning.
  • Do not rearrange furniture.
  • Bag all trash. Do not place large items or cardboard in trash chutes.
  • Left-behind items may be returned at guest expense; unclaimed items may be discarded after 30 days.

  • No refunds for Wi-Fi issues, amenity closures, maintenance, inspections, weather, or service interruptions beyond management's control.
