Guests & Occupancy

• Occupancy is limited to the maximum number stated in the reservation. Additional occupants require prior written consent.
• The booking guest is responsible for ensuring all members of the party and invitees comply with the rental agreement. A material breach may result in immediate eviction.
• The home may be used only as a private family residence for vacation purposes. Business, professional, or commercial use is prohibited.
• Subleasing the home or assigning rights or obligations under the agreement requires prior written consent.

Events & Noise

• Guests must comply with applicable laws, ordinances, rules, and regulations. They may not create a nuisance or interfere with the stability, security, or comfort of the home or related association property.

Prohibited Activities

• Pets and animals are prohibited inside and outside the home unless approved in advance. Approved pets are subject to homeowner policies, which may include a pet fee and requirements regarding nuisance, complaints, and property damage.
• Smoking inside the home is prohibited.

Equipment & Amenities

• Air Conditioning & Electricity _(if equipped)_: Some homes may charge an electricity surcharge or provide metered A/C at the guest’s expense. Metered usage is recorded and charged to the credit card on file.
• Telephone, Wi-Fi & TV: Guests are responsible for long-distance telephone charges not included with the provided service. No refunds are provided for Wi-Fi or TV interruptions.
• Equipment Reporting: New or existing property damage must be reported immediately.
• Lockouts: Guests are responsible for property manager and/or locksmith costs resulting from a lockout, minimum $100.
• Repairs & Malfunctions: No refunds are provided for necessary repairs, maintenance, or failures of appliances, equipment, or utilities. Guests are responsible for service-call charges when equipment is functioning properly and the issue resulted from guest oversight or neglect.

Checkout & Care

• Property Care: Furniture, equipment, accessories, décor, landscaping, walls, and installations must remain in their original condition. Damage, excessive wear, removal, or rearrangement may result in repair, replacement, labor, administrative, and legal costs.
• Checkout: Guests must vacate at the end of the lease term and return the home in the condition received, except for normal cleaning.

Liability & Disclaimers

• Left-Behind Items: Personal belongings remaining after checkout may be stored at the guest’s expense or disposed of at the owner’s discretion.
• Damage Protection: Eligible U.S. residents may purchase Vacation Rental Damage Protection covering up to $5,000 in qualifying accidental interior damage reported before checkout. Uncovered damages or amounts exceeding $5,000 are charged to the card on file. Guests who do not purchase coverage, or who are not U.S. residents, must provide a $5,000 refundable security deposit.
• Weather & Uncontrollable Events: Mandatory evacuation, acts of God or government, fire, strikes, war, inclement weather, travel advisories, construction noise, association or municipal intervention, or repairs that cannot be completed promptly may result in relocation or cancellation. If cancelled without an agreed rescheduled stay, amounts paid are refunded less any nights used; other vacation-related expenses remain the guest’s responsibility.
• Injury, Damage & Theft: Guests assume risks associated with use and occupancy of the home, facilities, services, and contents and agree to the agreement’s indemnification, release, and liability limitations for applicable claims involving injury, damage, theft, or related losses.
