KEY Curation Notes

Gulf-front on the 5th floor, direct beach access steps from the door. This two-bedroom condo at AquaVista Beach Resort sits directly on Panama City Beach's sugar-white sands with unobstructed Gulf views from the balcony. The low-rise building keeps the experience quieter and less crowded than the high-rise towers that dominate the area.

The shared beachfront pool is heated and available year-round, paired with a hot tub and sundeck on the same level. No private pool, but the setup is right on the beach.

Sleeping is split between a king in the primary bedroom and a queen in the second, each with its own bathroom — the primary has an en suite, the second shares its full bath (tub/shower combo) with the hall. The sectional in the living room pulls out into a twin, bringing total capacity to five.

The unit includes a washer and dryer. Beach towels are not provided; bring your own for beach and pool use.

Parking passes must be registered and printed before arrival via the AquaVista resort portal. Passes are not issued on-site. If you arrive without one, a nearby print shop is the backup — but it's not open evenings or weekends.

Starter supplies are limited to a one-time set of mini-toiletries, one roll of paper towels, and toilet tissue. Stock up before or after arrival — a grocery store is directly across the street. KEY.co can arrange grocery delivery before your check-in if you'd like supplies waiting.

We loved our beach vacation, loved being right on the beach, the balcony was great to sit on every morning and night. Grocery store across the street was very convenient to walk to. Condo was beautiful!

For your convenience starter sets of mini-toiletries, roll of paper towels, and toilet tissue will be provided. This is not restocked.

One bath towel and washcloth per person. Please utilize the washer and dryer.

Beach towels are not provided. Do not take white towels to the beach.

For the security of our guests and condo, we have external security cameras.

Restrictions

Guests & Occupancy

Booking guest must be 25+ to reserve and check in unless approved in writing. Reservations made under age 25 are grounds for immediate eviction without refund.
Reservations may be denied or canceled for exceeding maximum occupancy limits.
Guest is renting the property for vacation purposes only. Commercial use, unauthorized activities, or misuse of the property are prohibited.
Valid photo ID, selfie verification, and names of all occupants are required before check-in.

Events & Noise

Event Policies: Parties, events, or gatherings require prior written approval from management.
Written Approval Requirements: Any approved exceptions, including age exceptions, early check-in, or late checkout, must be confirmed in writing by the reservation team.

Checkout & Care

Early Check-In/Late Checkout: Available for an additional fee if approved and subject to availability. Not available during peak periods.

Liability & Disclaimers

Reservations are subject to management and property owner approval.
Specific vacation rentals cannot be guaranteed due to maintenance issues, property sales, owner withdrawal from the rental program, or circumstances beyond management’s control. Comparable accommodations may be provided when available; otherwise, a full refund will be issued.
Properties are equipped for rental use, but management is not responsible for aesthetic preferences or changes made after booking.
Management reserves the right to decline or cancel reservations due to software pricing discrepancies, failed credit card transactions, or reservation processing issues.
Check-in availability may be delayed due to unforeseen circumstances. No refunds or compensation will be issued for delayed access.
