A two-minute shuttle ride to Colorado Superchair provides access to Peak 8 terrain, while the home sits above Cucumber Gulch Wildlife Preserve. The setting offers quiet surroundings, walking distance to free town transit, and a ten-minute drive to downtown Breckenridge's shops and restaurants.

The primary bedroom features a king bed, private fireplace, and en-suite bathroom with a Jacuzzi tub. The main-level living area flows from a gourmet granite kitchen, with vaulted ceilings, generous windows, a brick fireplace, and direct access to a private deck.

Two guest rooms, one with a king bed and private deck access and another with a queen bed and lofted twin, provide additional sleeping spaces. An upstairs entertainment room features board games, Apple TV, and a sleeper sofa. The home also has a private hot tub and a fully equipped kitchen with professional cookware.

The home has two full bathrooms and one half bathroom. The multi-level layout includes stairs between sleeping, living, and entertainment areas. The steep driveway requires 4WD or AWD in winter, and no on-site ski shuttle is available, though the free Breckenridge bus stop is a short walk away.

Guests & Occupancy

The primary renter must be at least 25 years old for properties with 3 or more bedrooms. Photo ID verification is required. Additional age restrictions may apply, with exceptions subject to approval and possible fees or deposits.
Listed occupancy limits must be observed. Additional Guests require prior approval; violations may result in fines or eviction.
The primary renter is responsible for damages, missing items, excessive cleaning, and policy violations. A credit card must be kept on file for applicable charges, with notification.

Prohibited Activities

Pets: Only pre-approved pets are permitted in pet-friendly properties, limited to 2 dogs under 35 lbs. each or 1 dog over 35 lbs. A $150 fee per pet, per stay applies. Unauthorized pets may result in fines up to $500 and/or eviction. Guests requiring service animals must contact the host to discuss accommodations.
Smoking: Smoking of any substance is prohibited throughout the property; violations may result in cleaning fees and fines up to $500.

Equipment & Amenities

Private Hot Tubs _(if equipped)_: Hot tubs may require additional heating time upon arrival. Soaps, oils, bubble baths, alcohol, and food must be kept away from hot tubs. Covers must be replaced after use and handled carefully. Damage or excessive cleaning may incur charges up to $250. Management-approved refunds for inoperable private hot tubs are limited to $25 per day; shared facilities and bathtubs are excluded.
Internet & Phone: Internet interruptions or reduced speeds may occur. Reported outages that cannot be resolved qualify for a $10 refund per night of inactive service. Landline phones are available only in select properties.
Parking: Property-specific vehicle limits and parking permit requirements must be observed. Oversized vehicles, trailers, and RVs may be restricted. Designated overflow parking is available for $20+ per day.

Checkout & Care

Check-Out: Check-out is required by 10 AM. Early check-in and late check-out are subject to availability and possible fees. Same-day late checkout requests may be approved until noon.
Housekeeping: Daily housekeeping is not provided. Linen exchanges may be requested during the stay.

Lost Items: No responsibility is assumed for belongings left behind. Recovered items are subject to a $25 retrieval fee plus shipping.
Injuries & Property Loss: Guests assume risks associated with property use, including private hot tubs. Liability for injuries, death, theft, or property damage is disclaimed, and Guests agree to indemnify the owner and host against related claims.
Hot Tub Safety _(if equipped)_: Use is at the Guest's own risk. Children under 12, pregnant Guests, and those with high blood pressure or skin sensitivities are strongly discouraged from use. Alcohol consumption may increase health risks.
Weather & Third Parties: No responsibility is assumed for inconvenience, injury, damage, or loss caused by weather or third parties beyond the host's direct control.
Accommodation Changes: Accommodations may be changed without notice due to emergencies or property sales. Comparable or upgraded accommodations will be sought at no additional charge. Rates may change without notice.
