Guests & Occupancy

• Reservations are limited to families. Guests under 25 must be accompanied by a parent or responsible guardian throughout the entire stay.
• The primary Guest is responsible for all occupants, visitors, property damage, and compliance with applicable rules.
• Reservations are nontransferable and subletting is prohibited.

Events & Noise

• Weddings and special events are prohibited unless approved in advance. Required permits, association approvals, and applicable event fees are the Guest's responsibility.
• Noise restrictions and community regulations must be observed.

Prohibited Activities

• Pets: Pets are permitted only in designated pet-friendly properties, subject to applicable fees. Unauthorized pets incur a minimum $250 fee. Additional cleaning and pet-related damages are charged separately.
• Service Animals: Trained service animals are permitted as required by law. Where legally allowed, Guests may be asked whether the animal is required because of a disability and what task it has been trained to perform. Emotional support, therapy, and companion animals are not classified as service animals under the ADA.
• Smoking: Smoking is prohibited.
• Beach Restrictions: Tents, canopies, and personal umbrellas may be restricted. Beach equipment must be removed daily. Items left overnight or placed before sunrise may be confiscated.

Equipment & Amenities

• Maintenance: Maintenance issues must be reported promptly. Authorized personnel may enter for maintenance or housekeeping.
• Utilities & Appliances: Interruptions involving electricity, water, telephone, television, appliances, or air conditioning are not eligible for refunds or adjustments.
• Internet _(if equipped)_: Internet access is complimentary but not guaranteed. Illegal, copyright-infringing, or otherwise prohibited online activities are not permitted. Service interruptions are not eligible for refunds.
• Grills & Firepits _(if equipped)_: Available at select properties and used at the Guest's risk. Fuel, utensils, and proper operation are the Guest's responsibility. Propane refills are not provided, and equipment may not be deep-cleaned between stays. Association restrictions apply.
• Parking: Designated parking and association restrictions, including trailer and RV limitations, must be followed.
• Pools & Spas _(if equipped)_: Pools and Jacuzzis are used at the Guest's risk. Diving and jumping may cause serious injuries. Minors must be accompanied by an adult. Community pool availability and operations are not guaranteed.
• Supplies: Bedding, bath towels, kitchen essentials, and starter household supplies are provided. Replenishment, beach towels, and children's equipment are the Guest's responsibility.

Checkout & Care

• Check-In & Check-Out: Check-in is between 4:00 PM and 6:00 PM local time. Delays caused by cleaning or maintenance are not eligible for compensation. Departure is required by 10:00 AM local time. Late departures incur additional fees.
• Cleaning: A nonrefundable housekeeping fee applies to every reservation. The property must be left tidy, with dishes cleaned and trash removed. Excessive dirt or damage incurs additional charges.
• Keys: Keys, key cards, and fobs _(if applicable)_ must be returned to the designated pickup location at checkout. Missing items incur a $50 fee each.
• Property Care: Association rules regarding garbage disposal, balcony use, and common areas must be followed.

Liability & Disclaimers

• Guests are responsible for applicable fines, penalties, and additional charges resulting from violations of property rules, community regulations, or HOA restrictions.
• Guests are responsible for injuries, losses, or damages arising from their use or misuse of the property and surrounding facilities, subject to applicable law.
• Nearby or association-required construction may occur without notice. No refunds are provided for related inconvenience.
• No refunds are provided for hurricanes, tropical storms, mandatory evacuations, pandemics, or man-made or technological disasters under the stated policy. Eligible losses may be covered by separately purchased travel insurance.
• Accommodations may be reassigned due to unforeseen circumstances or unavailability. Comparable accommodations or a full refund may be offered.
• Furnishings, aesthetics, rates, and availability may change without notice. No compensation is guaranteed for aesthetic differences or unavailable community amenities.
