KEY Curation Notes

Top-floor gulf views from the living area, master bedroom, and furnished private balcony — one of the better vantage points in the building.

Beach access is across the street via a private resort crossover, with seasonal beach service (two chairs and one umbrella) included. The unit comes stocked with a wagon, umbrella, tent, four chairs, and sand toys.

Five resort pools and two gulf-side hot tubs are included, spanning a zero-edge gulf-view pool, a lagoon deck, and a children's splash pool with fountains and slides.

Sleeping setup: master suite with queen bed and en-suite garden tub and walk-in shower, second queen bedroom, twin bunks, and a sleeper sofa. In-unit washer and dryer.

Plan for the resort fee — an $87 HOA charge for parking passes and wristbands is collected at check-in and not included in the rental rate. Elevator waits run long at peak times; parking is on levels 2–6 with skywalk access to the elevators.

Guests & Occupancy

The primary booking guest must be at least 25 years old to reserve and check in unless approved in writing. Violations may result in immediate eviction without refund.
The guest is responsible for all occupants, reservation charges, payment compliance, and adherence to all rental policies.
Property may only be used for vacation purposes. Valid photo ID, selfie, and names of all occupants are required.

Equipment & Amenities

Early check-in and late check-out are available for an additional fee upon approval and subject to availability, and are generally unavailable during peak periods unless confirmed by the reservation team.

Reservations are subject to management and property owner approval.
Specific homes, unit assignments, furnishings, décor, views, and amenities cannot be guaranteed and may change prior to arrival.
Management reserves the right to substitute comparable accommodations if the reserved property becomes unavailable due to maintenance issues, property sale, owner withdrawal, safety concerns, or circumstances beyond management's control. If comparable accommodations are unavailable, guests will receive a full refund.
Check-in readiness may be delayed due to cleaning, maintenance, inspections, or unforeseen operational issues. Refunds, credits, or rate adjustments will not be provided for delayed access.
Management reserves the right to cancel, modify, or refuse reservations affected by pricing inaccuracies, software integration errors, occupancy conflicts, or failed/declined payment transactions.
