Guests & Occupancy

• Reservation name must match cardholder; valid payment required before access.
• Fire code limits strictly enforced; includes children. Misrepresentation results in immediate eviction without refund.
• Guests must inspect the cabin upon arrival and report damages within 2 hours. Guests are responsible for accidental or additional damages beyond the coverage of the damage waiver.
• Additional guests above 2 per bedroom are charged $12.50/person/night.

Events & Noise

• No house parties. No disturbing neighboring guests; violations result in eviction without refund.
• Parties, gatherings, and house events are not permitted.

Prohibited Activities

• Pets: Only permitted in pet-approved cabins. Pet fee is $75 per pet (non-refundable), max 2 small dogs (40 lbs or under). Unapproved Pet Penalty: $500 fine + immediate eviction without refund. Clean up after pets; crate when unattended.
• Smoking/Vaping: Smoking inside cabins prohibited; $500 fee if violated.
• Illegal Substances: No illegal drugs permitted on property.
• Fireworks: Strictly prohibited.
• Other Restrictions: Do not disconnect or alter TV, DVD, VCR, or satellite equipment ($100 reconnection fee).
• No long-distance calls or movie charges to cabin phones.

Equipment & Amenities

• Seasonal Requirements: 4WD may be required in winter due to snow/ice. No refunds for inability to reach the cabin because of road or driveway conditions.
• HVAC Settings: Set thermostat to 65° (winter) and 75° (summer) at checkout.
• Fireplaces _(if equipped)__:_ Operational Oct 1–Mar 31; closed Apr 1–Sept 30. No firewood provided. Wood-burning fireplaces require open dampers and closed screens. Do not move logs or place items inside; replacement fees apply. Do not leave the cabin with a fire burning. Do not place items in or alter gas fireplaces; replacement fees apply.
• Hot Tubs & Jacuzzis _(if equipped)_: Enter at your own risk; bromine tablets used. Management not responsible for clothing/jewelry damage. Shower before and after use.
• Appliances & Grills: Wash dishes before checkout; $35 fee if housekeeping must wash them.
• Do not place plastic items in the bottom of the dishwasher.
• Bring charcoal/lighter fluid if a charcoal grill is provided.
• Follow cabin-specific parking rules (not otherwise specified).
• Locked closets or areas are not for guest use.
• No refunds for appliance failures, power outages, water/cable interruptions, insects, road conditions, or weather events.

Checkout & Care

• Cleaning Expectations: Dispose of trash in outdoor bins; housekeeping charge applies for excess or misplaced trash.
• Leave towels in bathtubs; do not take linens or towels.
• Wash and put away dishes ($35 fee if not).
• Return furniture to original placement; do not move or remove items.
• If used, put away air mattresses and sofa beds.
• Furniture & Equipment: Do not move furnishings or accessories; damages or removal incur charges.
• Trash & Grill Cleaning: Guests must clean grills (charcoal not provided).
• Key/Lockbox: Lockbox keys must remain in the lockbox; removal incurs a $100 fee.
• Checkout Time: 10 AM sharp; unauthorized late checkout is charged the cost of an additional night.
• Final Steps: Turn off lights and fans; set thermostat appropriately; ensure all personal items are removed.

Liability & Disclaimers

• Lost/Stolen Items: Management is not responsible for items left behind; returned items shipped COD.
• Injuries: Guests use fireplaces, hot tubs, Jacuzzis, and amenities at their own risk. Management is not liable for injuries or accidents.
• System Failures: No refunds for breakdowns of appliances, HVAC, hot tubs, electricity, water, or cable.
• Weather & Natural Disasters: No refunds for weather, acts of God, insects, or road conditions.
• Construction: No refunds for noise or disturbance from external construction or area activity.
• Property Descriptions: Management may change cabin assignments to similar accommodations up to the day of arrival.
