KEY Curation Notes

Unobstructed Gulf views with direct beach access—just steps away across the street, no major stairs to navigate. This proximity is genuinely rare on 30A; most homes claiming beachfront require descending staircases or longer walks.

Three separate living zones spread across three floors allow large groups to fragment without feeling disconnected: first-floor casual space with air hockey and games, second-floor open-concept living/dining/kitchen, and third-floor sleeping zone with three primary suites featuring king beds and sleeper sofas. Each level has its own bathroom support.

Dual kitchens and two complete laundry rooms eliminate bottleneck moments when 20+ people converge. The second-floor kitchen features dual ovens and marble countertops; the first-floor kitchenette and laundry room with extra refrigerator handle casual snacking and towel loads without coordination.

Entertainment is woven throughout: tabby fireplace for evening gatherings, air hockey and games, a bed swing on the deck, private heated pool, and game room. Seven adult bikes and proximity to Grayton Beach shops and restaurants (Red Bar, local breweries) keep energy high without leaving home.

- Ample driveway space is available for up to four vehicles. - However, neighborhood covenants strictly prohibit street parking, recreational vehicles, storage trailers, and low-speed vehicle (LSV/golf cart) rentals.

Stayed at Bahama Breeze with 8 friends. We have done a trip together for over 20 years and this was, by far, the nicest house we’ve stayed in. It’s well stocked, comfortable, clean, and beautiful! Will definitely be back!

Quiet Hours: Guests must comply with all local noise ordinances and applicable HOA quiet hour requirements.

Prohibited Activities

Pets: Pets are not permitted unless the property is specifically designated as pet-friendly.
Smoking & Vaping: Smoking is prohibited inside the property.
Illegal Activity: Illegal activities and illegal substances are strictly prohibited and may result in immediate termination of the reservation without refund.
Fireworks: Fireworks are prohibited.

Equipment & Amenities

Parking: Parking is limited to designated areas and the maximum number of vehicles allowed for the property.
