Guests & Occupancy

• Primary renter must be at least 25 years old and remain at the property throughout the stay. Spring Break reservations require one adult (25+) for every three guests ages 15–25. Proof of age may be required.
• Maximum occupancy must not be exceeded. Violations may result in immediate eviction without refund.
• The reservation holder is responsible for all guests, damages, additional charges, and compliance with property and community rules.
• Reservations made under false pretenses, subletting, or transferring reservations are prohibited and may result in eviction without refund.
• Property is for residential vacation use only. Guests must comply with all applicable laws and HOA/community regulations.

Events & Noise

• Parties, weddings, and events are prohibited unless approved in writing and any required fees are paid.
• Guests must not disturb neighbors or interfere with others' quiet enjoyment. Violations may result in eviction without refund.

Prohibited Activities

• Pets are prohibited unless the property is pet-friendly. Unauthorized pets incur a $2,000 fee, additional cleaning charges, and immediate eviction. Service animals require advance written accommodation. Guests are responsible for any damages or additional cleaning.
• Smoking and vaping are prohibited. Violations incur a $2,000 fee, additional cleaning charges, and immediate eviction.
• Illegal activity, violations of federal, state, local, or community rules, or misuse of internet services are prohibited and may result in eviction without refund.

Equipment & Amenities

• Hot Tub/Pool (if equipped): Guests are responsible for safe use and keeping pool/spa areas clean and secure. Additional cleaning charges apply if debris, food, drinks, sand, or bodily fluids require extra cleaning.
• Grill (if equipped): Empty propane tanks will be replaced during business hours or within 24 hours if reported after hours. Guests may exchange tanks themselves and will be reimbursed with a receipt.
• Report maintenance issues promptly during your stay.
• Guests must follow all parking and community regulations. Golf carts may be prohibited by certain communities.
• Management may enter the property for emergencies, repairs, maintenance, inspections, or showings with notice when practical.
• Beach and pool towels are not provided. Do not remove bath towels or linens from the property.

Checkout & Care

• Leave the property in good condition. Excessive cleaning, damage, missing items, or abnormal wear will be charged to the card on file.
• Do not move or rearrange furniture.
• Lock all windows and doors when leaving the property.
• Return all keys, pool passes, and beach passes to the designated location or replacement charges may apply.
• Late arrivals, early departures, or delayed check-in due to maintenance or housekeeping are not eligible for refunds.

Liability & Disclaimers

• Management is not responsible for lost, stolen, or damaged personal belongings.
• Pools, Spas & Hot Tubs (if equipped): Use at your own risk. Guests accept responsibility for injuries, accidents, or damages associated with these amenities.
• Recreational Equipment (if equipped): Bikes and golf carts are used at the guest's own risk and may require separate waivers.
• No refunds for hurricanes, severe weather, natural disasters, or other Acts of God. Travel insurance is recommended.
