Views out every window! This place was perfect for our teenagers and preteens, because there was a fun downstairs that leads out to the patio and gondola. We loved all of the details especially all of the places to hang our stuff when we were done for the day ((that may seem small but it matters with a lot of ski gear)). The beds were comfortable and the oversized bunkbeds really worked well for our tall kids. Every bedroom having a big bathroom was amazing too! The coffee maker was such a treat too! Once we figured out the lights and window coverings we were all set for a perfect week! The gondola stops were so easy too, we used to think we wanted ski-in, ski-out but to be able to get to Peak 7 or 8 easily was really nice. This will be our forever vacation house at Breck!

Things you need to know
This home comes fully stocked with paper products (paper towels, toilet paper, tissues, napkins), soap products (shampoo, conditioner, body wash, hand soap, dish soap), and detergents (laundry and dishwasher) as well as high-end bed linens and towels. In addition, the kitchens are stocked with cookware, bakeware, dishes, glasses, utensils and standard small appliances.
Please note that usage of the fire pit may be prohibited by local fire restrictions. In addition, fire pits are not usable during winter months due to snow and ice accumulation.
Like most homes in Summit County, this property does not have A/C due to the cool mountain climate.
Restrictions
Guests & Occupancy
- Maximum accommodations: 10 adults or 13 total with children.
- Renter is fully responsible for all guests and compliance with rules.
- Fines up to $5,000 and/or eviction for violations including false bookings or exceeding occupancy.
- Residential use only; no misuse of property.
- Holiday Policy: No check-ins or outs on Christmas Day.
Events & Noise
- No parties, weddings, or gatherings unless pre-approved in writing (fines up to $5,000).
- Must comply with all local laws and HOA rules; violations may result in fines or eviction.
Prohibited Activities
- Dogs allowed only with prior approval in designated homes ($45/night + tax). Unauthorized pets: $500 + cleaning fees + possible eviction. No cats.
- Smoking/vaping is strictly prohibited; $500 fine + damage/odor removal costs.
- No unauthorized fires; $500 fine + possible eviction. Only permitted fire pits allowed (subject to fire restrictions).
Equipment & Amenities
- Parking is limited to designated spaces. No street/lawn parking. No trailers/RVs. Violations may result in towing, fines, or eviction.
- Hot Tub (if equipped): Use at own risk. $100 cleaning fee if excessively dirty. No refunds for malfunctions.
- Fireplaces/Firepits (if equipped): Use only permitted installations; follow all fire restrictions.
- Garage must keep closed; guest liable for resulting damages (e.g., frozen pipes).
- Snow Removal: Plowed after 4+ inches within 24 hrs; no liability for delays or road conditions.
Checkout & Care
- Unauthorized early/late use: $500 fine.
- Leave property reasonably clean; excessive cleaning fees apply.
- Do not move furniture. $1,000 fine if moved.
- Dispose of trash; load and start dishwasher.
- Treat home respectfully; report damages.
- Lock doors/windows; leave linens/beds as instructed.
